Job description

O'Reilly Auto Parts is seeking a highly organized and technically proficient Real Estate Project Designer to join our Real Estate and Development team. This role is a critical link between the initial site concept and the final permitted design. You will be responsible for managing the technical aspects of commercial development, ensuring that our new locations meet both local code requirements and our high standards for branding and functionality.
The ideal candidate is a self-starter who can navigate complex architectural and civil plans while effectively collaborating with internal departments and external consultants to move projects through the permitting pipeline.
Key Responsibilities
Project Scope & Branding: Develop project scopes that align with O'Reilly's national branding and operational standards.
Cross-Functional Collaboration: Act as a central point of contact for multiple internal teams-including Real Estate, Legal, and Construction-to ensure project alignment from site selection through ground-breaking.
Plan & Survey Review: Review and interpret complex site documents, including Topographic, ALTA, and As-built surveys.
Technical Interpretation: Read and interpret full construction sets, including Architectural, Civil, MEP (Mechanical, Electrical, Plumbing), and Structural drawings.
Site Design: Utilize AutoCAD to review site plans and coordinate basic adjustments for internal review.
Regulatory Liaison: Research local building codes and zoning ordinances. Coordinate and attend virtual pre-application meetings with governmental authorities to determine permitting timeframes and compliance hurdles.
Consultant Management: Manage and direct third-party consultant teams to ensure deliverables are accurate and submitted on schedule.
Project Administration: Maintain rigorous project schedules and "hard" deadlines across a high volume of active development sites.
Qualifications
Technical & Experience:
Proven experience in Commercial Real Estate Development, specifically moving projects from origination through the permitting phase.
Familiarity with AutoCAD for site plan adjustments and plan review.
Proficiency in reading and interpreting surveys (ALTA, Topo) and multi-discipline construction drawings.
Advanced skills in Microsoft Office Suite (Outlook, Word, Excel, and PowerPoint).
