Position Description
The Project Manager takes in all aspects of the commercial civil projects. This will include scope of work development, pre-construction bidding, selection of vendors, construction, vendor supervision, close out and post follow-up. The Project Manager will ensure the scope is meticulously executed and high quality is consistently maintained.
Job Responsibilities
• Provide Leadership and drive the project vision, established in collaboration with the client, to upper management, project team, subcontractors, and all other stakeholders.
• Motivate project team members to realize the project vision.
• Communicate project constraints and goals.
• Maintain a high level of professionalism.
• Oversee and lead multiple Project Managers along with Planning & Scheduling.
• Oversee construction projects from start to finish by developing a master project schedule that is updated and communicated to all subcontractors, suppliers, owners, and field personnel throughout the duration of the project to assure timely project completion.
• Identify scope of work and perform quantity takeoffs from engineering plans.
• Establish project subcontract requirements and supplier scope to be reviewed with divisional management.
• Review submittals and ensure they comply with drawings and specifications
• Generate and submit RFIs to owner/engineer.
• Perform cost analysis on various construction methods.
• Collaborate with project field personnel to develop three-week look ahead schedules detailing self-perform tasks along with subcontractor tasks.
• Conduct regular project inspections and advise supervision of progress and quality of work.
• Understands various civil, architectural, mechanical, and electrical construction methods
• Continuously support safety, and aid supervision in addressing areas requiring attention.
Project Execution
• Monitor projects to assure company and regulatory procedures are adhered to.
• Monitor projects purchasing activities to assure quality material and timely delivery at competitive costs.
• Oversee change order justifications and inspector performance.
• Coordinate with engineers, inspectors, and client/owner representatives to isolate project issues and assist construction management in developing solutions.
• Review field construction activity, engineering, and other field projects.
• Support activities with construction management in ensuring projects remain on schedule.
• Coordinate with Superintendents on work with subcontractors to ensure all subcontract work is within project scope and specification.
• Administer project policies and procedures to subcontractors.
Financial Management
• Responsible for controlling and tracking costs and maintaining profitability for projects.
• Generating monthly cost to complete reports for division heads and company owners.
• Ensure positive project cash flow for all projects.
• Provide monthly project sales projections for the duration of the project.
Position Requirements
Education & Experience:
  • B.S. Civil Engineering, Construction Management, or related discipline
  • 8+ years of experience working for a similarly positioned contractor as a Project Manager for projects ranging from $5 million to $20 million.
  • Previous experience working as a Foreman or Superintendent on similar projects is a plus.
  • Estimating experience is a strong plus.
  • Proven ability to create and manage budget.
  • Strong prioritization and organizational skills; detail oriented.
  • Proficient in technology (MS Office Suite, Primavera, AutoCAD, Vista)

Preferred
  • Experience with Bid to Win Software, AG-TEK and AutoCAD
  • Previous experience workings as a Project Manager with references
  • Possess the ability to defend our position concerning scope of work and contract disputes in a professional manner.
