We collaborate with brokers and developers, providing upfront preconstruction and property due diligence to assess PIP renovation costs and establish deal feasibility and ROI. The position of Project Manager reports to the Director, Construction and acts as the key role in managing the scope of work, cost control and schedule control throughout the construction phase of the Innspace process.
Role & Responsibilities:
  • Collaborate with Project team members to align on schedule, cost, and scope
  • Estimating and material take-offs, Scope of Work creation
  • Perform Site Surveys
  • Manage meeting agendas and minutes followed up by proactive task follow up
  • Subcontractor Invite to Bid package setup; Set up and host Subcontractor Job Walks
  • Manage Subcontractor qualification process
  • Bid leveling and scope gap mitigation
  • Review Hotel Brand guidelines and ensure conformity in design and cost alignment
  • Recommend value engineering solutions to achieve project profitability
  • Schedule creation and management in the pre-construction phase
  • Awareness of potential risks and recommend mitigation strategies
  • Create phasing plans, logistics plans & site safety layouts
  • Research local city permitting process and ensure local building code compliancy
  • Manage allowances and contingencies
  • Manage change orders
  • Prepare project status reports by collecting, analyzing, and summarizing information and trends; recommending actions
  • Determine project responsibilities by identifying project phases and elements, assigning personnel to phases and elements, and reviewing bids from contractors
  • Contribute to team effort by aligning with Innspace values
  • Innovate the Innspace methodology. Suggest future improvements whilst maintaining loyalty to the current methods
  • Work with interdepartmental team members on system improvements to drive efficiency and best practices

Position Objectives:
  • Minimize scope gaps by being thorough in estimating.
  • Assisting with ensuring minimum 3 bids per trade where applicable.
  • Assisting with ensuring full kit Lockaway min. 6 weeks prior to construction start date

Research & Development:
  • Pursue individual professional/skill development (e.g. Smartsheet training, Bluebeam training, OHSA certifications, General Contracting licenses).
  • Develop and nurture subcontractor relationships especially with national providers
  • Explore ways for Innspace to reduce cost and improve profit margins through efficient sequencing/ scheduling, value engineering, product sourcing, multiple subcontractor bids
  • Continuously improve systems and processes

Critical Knowledge:
  • Construction, estimating, budgeting, and forecasting experience
  • Building codes, brand standards
  • Health and safety standards/ qualification
  • Hospitality/commercial awareness
