Residential Construction Project Manager


Location: Wilmington, NC 

We are currently seeking a Custom Residential Project Manager to join our team! You will work daily with our trade partners, code officials, team members, and clients throughout the construction and warranty process. 


Responsibilities: 

  • Manage all aspects of luxury/custom home construction 
  • Help allocate company resources to complete projects on time and within budget.
  • Conduct quality inspections and maintain a punch list to track and close out deficiencies
  • Coordinate with independent trade partners to efficiently manage our production schedule
  • Coordinating with suppliers and ordering construction materials as needed.
  • Proactively maintain daily communication with independent contractors and suppliers through text, email and phone to ensure the timely completion of work. 
  • Provide regular communication with homeowners through weekly email updates that include progress photos to inform them of progress on-site and build & maintain goodwill throughout the construction and warranty process. 
  • Meet or exceed WCH's closeout quality standards.
  • Complete a 30 day warranty close out on each home 
  • Update Builder Trend Schedule daily 
  • Verify, approve, and code invoices for completed work. 
  • Track and report on construction costs following the budget. 
  • Understand and ensure code compliance by all trade partners. 
  • Supervise onsite personnel and trade partners. 
  • Interface with inspectors, contractors, architects, engineers, city and county officials, and clients 
  • Maintain high standards of workmanship that adhere to the original plans and specifications.
  • Ensure that all projects and purchasing/inventory functions are completed in a correct, cost-effective, and timely manner in alignment with specifications and quality requirements.
  • Contribute towards the achievement of the company's strategic and operational objectives.

Qualifications: 

  • Ability to read, understand, and explain construction blueprints, grading plans, and floor plans.
  • Ability to self-perform material takeoffs as needed. 
  • Must have multi-disciplinary knowledge of residential construction materials and techniques.
  • High level of service-minded professionalism with a wide range of clients. 
  • Must have relevant custom residential project management experience. 3-5 years with a proven track record 
  • Must be well-organized and detail-oriented. 
  • Familiarity with construction management software Builder Trend is a strong plus.
  • Strong proven Management Qualities with a focus on deadlines and attention to detail.
  • Open-minded attitude to learning new construction processes, procedures, and ways of doing business.
  • A willingness to travel to the construction site(s) daily. 
  • A willingness to work extended hours as necessary to meet production milestones.
  • Maintains job safety and cleanliness. 
  • Maintains company vehicle maintenance schedule and company vehicle appearance.
  • Conducts Homeowner Orientation Tours with homebuyers and documents any deficiencies for immediate correction prior to homebuyer occupancy. 


Salary: 

  • Full time 
  • $80,000 - $100,000 commensurate with experience.
