This role is ideal for a detail-oriented construction professional who enjoys turning plans into actionable budgets, identifying opportunities to improve profitability, and collaborating closely with project teams to ensure successful project outcomes.If you are passionate about residential construction and take pride in delivering accurate, well-organized estimates that drive project success, we'd love to hear from you.Learn more about us: https://www.zurichhomesnashville.com/What You'll DoEstimating & PreconstructionPrepare detailed residential construction estimates from conceptual design through final construction documentsReview plans, specifications, and scopes of work for accuracy and completenessPerform quantity take-offs and pricing for all project scopes, including site work, concrete, framing, utilities, and interior finishesSolicit and evaluate vendor and subcontractor pricing proposalsDevelop project budgets, allowances, contingencies, and cost projectionsParticipate in preconstruction and design meetings to support budgeting, scope alignment, and value engineering effortsIdentify potential cost risks, escalation concerns, labor shortages, and long-lead items early in the processPurchasing & Change OrdersPrepare and manage purchase orders for residential projectsCoordinate purchasing activities to ensure alignment with approved budgets and vendor proposalsPrepare and price project change ordersEnsure all change orders are properly documented, approved, and incorporated into project cost forecastsWork closely with project managers and accounting to verify invoice accuracy and contracted pricingJob Costing & Financial OversightMonitor estimate-versus-actual job costing throughout the project lifecycleTrack committed and uncommitted project costsIdentify budget variances and recommend corrective actionsParticipate in regular job-cost review meetingsConduct post-project cost analyses to improve future estimating accuracySupport feasibility budgeting for speculative homes and future development opportunitiesVendor & Trade Partner ManagementBuild and maintain strong relationships with vendors and trade contractorsMaintain an organized vendor and subcontractor databaseEvaluate trade partner performance related to pricing, quality, responsiveness, and schedule adherenceIdentify and onboard new vendors and subcontractors as neededSupport purchasing programs, rebates, and cost-saving opportunitiesSystems & Process ImprovementMaintain estimating templates, cost libraries, and purchasing systemsKeep labor and material pricing current with market conditionsMaintain organized digital estimating and purchasing filesContinuously improve estimating, purchasing, and job-cost tracking processesWhat We're Looking ForRequired QualificationsMinimum 5 years of residential construction estimating experienceStrong understanding of residential construction methods, sequencing, and building plansProven experience preparing detailed project budgets and quantity take-offsKnowledge of purchasing, subcontractor management, and job costingStrong spreadsheet, analytical, and organizational skillsAbility to manage multiple projects while maintaining exceptional accuracyExcellent communication and relationship-building skillsPreferred QualificationsExperience with custom homes, luxury residential construction, or design-build projectsFamiliarity with construction management and accounting softwareExperience identifying value engineering and cost-saving opportunitiesKnowledge of the Nashville residential construction market and trade networkWhat Success Looks LikeConsistently produce accurate estimates and budgetsHelp maintain strong project profitability through proactive cost managementBuild productive relationships with vendors and trade partnersIdentify financial risks before they impact project performanceMaintain organized systems, documentation, and historical cost dataCollaborate effectively with ownership, project managers, accounting, and field teamsCompensation & BenefitsSalary: $85,000 - $95,000 depending on experience and skillsFull-time, long-term career positionCompetitive compensation commensurate with experienceStable workload within a well-established construction companyOpportunity to grow with the company over timeHiring TimelineWe are beginning our search early and accepting applications immediately.
