Job description

Description

Working in the K-12 Education market, and as a member of LAN's Program Management (Owner's representative) team, the successful candidate will act as General Superintendent in support of LAN's Program and Project Managers.  The General Superintendent will provide on-site representation for LAN and act to identify and address issues promptly for the benefit of the project; while keeping LAN's Program and Project Managers informed.  As a representative of LAN, the General Superintendent must exemplify the highest standards of professionalism.  On behalf of LAN, and not as a representative of the Contractor, the General Superintendent will: 


LEAD 

  • Monitor the activities of multiple construction projects 
  • Identify on-site workforce status and notable shortages in resources 
  • Identify work sequencing, access, or coordination issues that could lead to delays or construction defects 
  • Identify issues with authorities having jurisdiction that could impact the project 
  • Perform construction observations 
  • Identify non-conforming work 
  • Prepare daily site observation and non-conforming work reports 
  • Participate in pre-construction meetings  
  • Participate in Owner-Architect-Contractor (OAC) construction progress meetings  
  • Participate in the preparation of punch-list 
  • Monitor status of completion of punch-list work and be prepared to report status 
  • Participate in the preparation of the Substantial Completion Certificate by verifying that the work shown as outstanding is reflective of the work observed by the Inspector 
  • Participate in the preparation of final completion inspections and verification 
  • Review third-party testing reports and follow-up on noted deficiencies  
  • Assist with building access for Contractor and other vendors 
  • Remain current and familiar with submittals, product samples, shop drawings, RFI, RFC  
  • Coordinate construction activities between Owner's vendors, Contractor, and other team members; commissioning, test and balance, furniture, technology, etc.   Issues unable to be resolved on site shall be escalated to LAN Project Manager 
  • Verify that job site construction documents are current with posting of addenda, clarifications, revisions, and similar items to a working set of Construction Documents  
  • Recognize and report hazards immediately verbally when noted and in writing via daily electronic observation reports.  Practice and apply safe work methods 

SUPPORT 

  • Review commissioning procedures at pre-bid and pre-construction meetings 
  • Participate in pre-construction meeting 
  • Monitor submittals for compliance with Owner standards 
  • Coordinate dispute resolution and claims avoidance 
  • Manage the Change Order tracking system 
  • Review applications for payment 
  • Ensure Operations and Maintenance manuals are assembled 
  • Work with commissioning provider 

Previous experience for this role should be as a construction project manager or construction superintendent with past job site experience that enables the candidate to be well-rounded in looking at a variety of construction related project types. This would include site construction, masonry, structural steel, building envelope, roofs, flooring, mechanical systems, lighting, and technology systems. The candidate also needs to have enough experience and capability working with computers that they can write daily observation reports and be responsive with email communication to parties involved at all levels of management within LAN as well as at the client. 

Requirements

Thorough knowledge of construction practices, techniques, materials and equipment relating to school construction; thorough knowledge of engineering plans, specifications and drawings; ability to read and interpret plans, specifications and blueprints and to compare them with various aspects of construct on in progress; ability to detect errors in construction projects; ability to establish and maintain effective working relationships with contractors, property owners and associates; ability to effect satisfactory compliance with specifications and standards; ability to maintain accurate records. Ability to use Microsoft Word, Excel and Outlook. Preference for Microsoft Project experience. 


EDUCATION AND EXPERIENCE 

Graduation from high school and considerable experience in any of the building trades in construction work. A comparable amount of training and experience may be substituted for the minimum qualifications. Preference for demonstrated experience in the public sector and with an emphasis on K-12 Education. Ideal candidate will hold IBC Combination Building Inspector qualification, and various levels of OSHA training. 


WORK HOURS 

Must be available for early morning construction activities and nights or weekend work if required by progress of the work. 


PHYSICAL REQUIREMENTS 

  • Have a valid driver's license 
  • Have reliable transportation 
  • Be willing and able to work outdoors 
  • Be willing and able to climb ladders, ride lifts and external building elevators 
  • Ability to distinguish color-coded wires 
  • Be able to work in the early morning and weekends as needed
