Position Overview

We are seeking an experienced Commercial Framing & Drywall Estimator / Project Manager to join a growing commercial drywall subcontracting team in the Dallas-Fort Worth market. This role is responsible for managing projects from preconstruction through closeout, including estimating, budgeting, scheduling, subcontractor coordination, and overall project execution.

The ideal candidate will have a strong background in commercial drywall and metal stud framing, with proven experience handling both estimating and project management responsibilities for commercial construction projects.

Key ResponsibilitiesEstimating Responsibilities
  • Perform detailed quantity takeoffs for:

    • Metal stud framing

    • Drywall systems

    • Acoustical ceilings

    • Finishing systems

  • Review architectural drawings, specifications, addenda, and bid documents

  • Prepare accurate labor, material, and equipment estimates

  • Develop competitive bid proposals, scopes of work, and bid clarifications

  • Coordinate pricing with vendors, suppliers, and subcontractors

  • Analyze project requirements and identify value engineering opportunities

  • Maintain estimating databases and historical cost information

Project Management Responsibilities
  • Manage commercial drywall and framing projects from award through completion

  • Develop and maintain project schedules, budgets, and procurement timelines

  • Process and track:

    • RFIs

    • Submittals

    • Change orders

    • Pay applications

    • Closeout documentation

  • Monitor project costs, labor productivity, and profitability

  • Coordinate with general contractors, architects, consultants, and field personnel

  • Ensure projects are completed on time and within budget

  • Forecast manpower and material requirements throughout project lifecycle

Field & Operations Coordination
  • Collaborate closely with superintendents, foremen, and field crews

  • Conduct site visits, progress meetings, and production reviews

  • Coordinate material deliveries and manpower scheduling

  • Maintain quality control and safety standards on all projects

  • Resolve field issues and support project teams to maintain production efficiency

Required Qualifications
  • 5+ years of experience in commercial drywall and/or metal stud framing

  • Previous experience working for a drywall subcontractor strongly preferred

  • Proven experience in both estimating and project management

  • Strong understanding of drywall production methods and labor efficiencies

  • Ability to read and interpret commercial construction drawings and specifications

  • Experience managing multiple projects simultaneously

  • Excellent communication, organizational, and problem-solving skills

  • Strong negotiation and client relationship management abilities
