Job Summary: Under general supervision, the Construction Draw Specialist assists in all aspects of processing construction draws for commercial borrowers. The construction draw process includes reviewing advance requests, ordering inspections and reports as appropriate and posting advances to the core system.

Essential Functions:

  • Reviews submitted draw requests from contractors and/or borrowers, ensuring they align with the project budget, loan agreements, and relevant documentation.
  • Communicates with external vendors including third-party inspectors, surveyors, and title companies to gather project data and will input data into the draw monitoring system.
  • Updates project completion progress in draw monitoring system in accordance with inspections.
  • Communicates with lenders, lending assistants, borrowers, vendors on draw requests, including status updates, discrepancies, or any issues encountered when reviewing requests.
  • Confirm that all necessary documentation, such as invoices, lien waivers, and inspection reports are accurate and complete.
  • Requests and collects funds from participant and member banks on participated or syndicated loans, including sending rate notices as applicable
  • Verify that all draw requests adhere to loan agreements, internal policies, and relevant regulations.
  • Analyzes and address problems or issues as they arise, understanding when there is a sense of urgency. Has thorough understanding of the construction loan process.
  • Maintains confidentiality of all sensitive Bank information.
  • Maintains a positive and caring atmosphere for customers and employees consistent with Southside Bank’s mission, CORE Values, and Blue Book culture guide.
  • Provides enthusiastic, professional, and courteous service to Southside Bank customers and employees.
  • Participates in proactive team efforts to achieve departmental and company goals.
  • Understands and agrees to abide by the policies and procedures established at Southside Bank.
  • Responsible for complying with audit policies and procedures as they pertain to this position.
  • Performs duties in compliance with applicable laws and regulations, including but not limited to the Bank Secrecy Act (BSA) and related anti-money laundering laws, and in accordance with the Bank’s Information Security Program.
  • Must comply with all applicable laws and regulations.

Additional Functions:

  • Perform routine duties with minimal supervision using standard practices or procedures.
  • Complies with all safety policies, practices, and procedures. Report all unsafe activities to supervisor and/or Human Resources.
  • Performs additional duties, as assigned or directed.

Required Education/Experience:

  • Associate’s degree or equivalent from a two-year college or technical school; or a minimum of four year’s related experience and/or training; or equivalent combination of education and experience.
  • Familiarity with construction draw terminology, project phases, and common industry practices.
  • Familiar with participation/syndication loans including both lead and purchased positions.

Necessary Skills:

  • Knowledge of financial institution policies, procedures and regulations preferred.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to clearly and effectively communicate with various stakeholders, both verbally and in writing.
  • Critical thinking and problem-solving skills, with the ability to focus on detail work which includes the meticulous review of documentation ensuring accuracy in all aspects of the draw process while anticipating potential issues and next steps.
  • Ability to add, subtract multiply and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to compute rate, ratio, and percentage and to draw and interpret bar graphs.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram form.
  • Ability to deal with problems involving several concrete variables in standardized situations.
  • Strong skills in Microsoft Windows 7, Word, Excel, and Outlook.
  • Intermediate skills in understanding and working with database input/output.
  • Ability to manage multiple tasks, prioritize effectively, and meet deadlines in a fast-paced environment.
  • Strong interpersonal skills.
  • Highly motivated and a self-starter.
  • Excellent customer service skills, and experience in direct customer interface environments is preferred.

Physical Activity/Dexterity:

  • Manual dexterity sufficient to reach/handle items and work with fingers. Works with fingers and perceives attributes of objects and materials.

Physical Environment Demands:

  • Must be able to remain in a stationary position 90% of the time.
  • The person in this position needs to occasionally move about inside the office to visit other offices, conference rooms, office machinery, etc.
  • Constantly operates a computer and other office productivity machinery, such as a calculator, copy machine, and telephone.
  • Constantly positions self to operate on a computer.
  • The person in this position frequently communicates with other people throughout each day. Must be able to exchange accurate information when conversing.

Working Conditions/Environment:

  • Well-lighted, heated and/or air-conditioned indoor office setting with adequate ventilation.
  • Moderate noise (e.g. business office with computers and printers, light traffic).

Work Schedule/Hours:

  • Monday through Friday; 8:00am – 5:00pm.
  • Available for overtime, as needed, to complete job task.
  • Participates in an on-call rotation for after-hours support.
