What does a door frame hardware project manager do?

A Door Frame Hardware Project Manager oversees the planning, coordination, and execution of projects involving door frames and related hardware for commercial or residential buildings. Their responsibilities include reviewing project specifications, managing budgets and timelines, coordinating with suppliers and contractors, and ensuring that all installations meet industry standards and client requirements. They also troubleshoot issues that arise during installation and serve as the main point of contact for stakeholders throughout the project.

What are the key skills and qualifications needed to thrive as a door frame hardware project manager?

To thrive as a Door Frame Hardware Project Manager, you need expertise in construction project management, detailed knowledge of door and hardware specifications, and often a relevant degree or certification in construction or engineering. Familiarity with project management software (e.g., Procore, MS Project), AutoCAD, and specification tools for hardware scheduling is typically required. Strong organizational, communication, and negotiation skills help manage stakeholders, coordinate teams, and resolve issues efficiently. These skills ensure projects are completed on time, within budget, and to specification, while maintaining client satisfaction and compliance with building codes.

What are some common challenges door frame hardware project managers face during large-scale construction projects?

Door Frame Hardware Project Managers often encounter challenges such as coordinating between multiple stakeholders including architects, contractors, and suppliers to ensure hardware specifications align with project requirements. Delays in product delivery or late design changes can disrupt schedules, requiring proactive communication and contingency planning. Additionally, managing compliance with building codes and security standards is critical, necessitating close attention to detail and up-to-date technical knowledge. Successful managers thrive by staying organized, anticipating potential issues, and fostering strong relationships across the project team.

Job description

Midwest Door and Hardware is seeking an experienced Project Manager for our Lincoln location.

You would run bid and negotiated projects from award through closeout in Comsense: the estimate, the submittals, the hardware schedule, the change orders, the delivery timeline, the margin, and the customer. Not a piece of the project. The whole opening package.

We have supplied commercial doors, frames, and hardware to Nebraska contractors since 1992. Estimating, detailing, purchasing, logistics, and our fabrication shop are all under one roof in Lincoln, which is the practical difference between chasing an answer and walking down the hall to get one.

About Midwest Door and Hardware

We started in 1992 with four people. Today we are a team of more than 30 across Lincoln and North Platte, supplying hollow metal doors, frames, sidelights, wood doors, and hardware, standard and specialty, to contractors across Nebraska. Schools, hospitals, offices, arenas, churches, community centers. Interior, exterior, fire-rated, electrified.

We are a value-add distributor. Our fabrication shop customizes to job specifications rather than shipping stock, and we are the only commercial door and hardware company in the region offering cosmetic wood door repair. Both give a project manager more ways to solve a problem in the field.

Large contractors work with us. Small and midsize contractors are who we build for.

What You Will Own

  • Bid and negotiated projects, start to finish, in Comsense ERP
  • Accuracy, cost management, and profitability on every project on your board. You own the margin on your own work
  • Change orders through the full project life cycle
  • Coordination with estimating and detailing to pursue and set up new work
  • Coordination with purchasing and logistics to keep material on the project timeline
  • Estimates on negotiated projects and sales orders
  • Keying meetings with the customer and the locksmith
  • The client relationship. You are the person they call, and the person who calls them before they have to

What We Are Looking For

  • 5+ years of relevant experience. If it is in commercial doors, frames, and hardware, you will be productive in weeks rather than months, and that is what we are after
  • Adjacent experience counts. Division 8 or Division 10 specialties, commercial glass and glazing, millwork and casework, specialty subcontracting, or construction materials and MEP supply distribution. If you have run bid work, read a spec, managed submittals, and defended a margin, we should talk
  • Comsense ERP is an advantage. If you have run projects in a comparable construction ERP and pick up systems quickly, tell us
  • Proven ability to plan, organize, and direct multiple projects at once
  • Strong analytical and troubleshooting skills. Much of this job is catching the problem two weeks before it becomes one
  • Excellent verbal and written communication, and the range to work with a superintendent, an architect, and a locksmith in the same afternoon
  • Proficiency with Microsoft 365, including Outlook, Word, Excel, and Teams
  • Bachelor's degree preferred, not required

What We Offer

  • Competitive salary
  • Healthcare
  • 10 paid holidays plus ample PTO
  • Retirement contributions
  • Parental leave
  • Advancement opportunity in a company that promotes from within
  • A 30-person company where the president knows your name and your projects, and where decisions do not take four layers of approval

How We Work

Four principles, and they are the standard we hold ourselves to:

  • We deliver what we promise, when we promise it.

  • We collaborate with builders, not just supply them.

  • More than 40 years of hands-on knowledge behind every opening.

  • Careful, consistent work built to stand up over time.

Why The Work Matters

Life happens through openings. Deals get signed, students get taught, patients get treated, all of it on the other side of a door that somebody had to specify, order, fabricate, deliver, and hang correctly. It is not glamorous work. It is work that must be right.
