Job description

POSITION: Maintenance
DEPSRTMENT: Maintenance
SUPERVISOR: Executive Director
QUALIFICATION PREFERRED:
Education: High school diploma. College degree or Technical degree preferred.
Experience: Long term care environment preferrable. Electrical, plumbing, painting, HVAC experience a plus. Critical thinking skills a must. Experience with a fire system is preferred.
Working conditions: High pace environment. Heavy lifting often required. On call for emergencies.
SUMMARY OF DUTIES:
  1. Ensure all preventive maintenance for the facility is completed timely and efficiently.
  1. Respond to all requests for maintenance issues timely and efficiently.
  1. Adhere to and understand the budget to the best of your ability. If spending for the month is going to be more than budgeted, get prior approval from the ED prior to spending.
  1. Fill out monthly expenditure reports and turn in to Executive Director timely.
  1. Ensure building is up to code with state and federal regulations and requirements.
  1. Assist with routine fire drills.
  1. Ensure that room turnover takes place as quickly as possible while providing quality work.
  1. Report any incidents or accidents immediately to the Executive Director.
  1. Miscellaneous duties as assigned by the Executive Director.
  1. Ensure the outside grounds are free of trash and limbs and debris.
  1. Identify any safety issues and report to Executive Director with recommendations on resolving.
  1. Ensure outside dumpster area is clean and the doors remain closed when not in use and is picked up regularly.
  1. Inspect kitchen for compliance with use of appliances and ensure they are working properly.
  1. Ensure that sprinkler room is kept free of clutter and that the heater is on when temperatures drop.
  1. Ensure all safety protocols are followed during inclement weather.

16. If facility has a vehicle, ensure regular maintenance is performed and vehicle is running safely.
17. Remember always that we work in our resident's homes, and we are to be respectful and caring at all times.
