Job description

Job Overview

Is responsible for assisting with the carrying out the marketing and promotion of commercial properties for sale or lease, as well as assisting with generating new business (sales listings, lease listings, tenant representation) through sales calls, networking and other initiatives.

Essential Duties and Responsibilities (in no order of priority)

  • Respond to prospect inquiries in a professional and informed manner.
  • Qualify prospects and effectively pursue active leads.
  • Make sales calls, distribute mailers, and conduct such other prospecting activities as required to generate activity.
  • Conduct space showings, effectively presenting the property to prospects.
  • Respond to RFP?s and or generate proposals for prospects.
  • Assist in creation of offering memorandums.
  • Effectively negotiate business terms and lease or contract language (in consultation with counsel as appropriate).
  • Maintain comprehensive working knowledge of all lease related documents and purchase and sale agreements.
  • Facilitate the execution of leases and purchase and sale agreements.
  • Prepare financial analyses outlining the cash flows and profitability of a lease.
  • Assist in preparing property valuations and financial analysis for purchase or sale of properties
  • Seek educational and development opportunities in order to stay current with company goals and industry trends
  • Maintain positive tenant relations, negotiate lease renewals and maximize tenant retention.
  • Maintain broker relationships and facilitate good broker relations.
  • Attend networking functions and maintain a wide network of business contacts.
  • Inspect vacant inventory, provide ?make ready? recommendations for improved showability.
  • Facilitate through property management tenant improvement projects.
  • Maintain a solid knowledge base on all major commercial submarkets.
  • Assist in the development of marketing materials and marketing initiatives.
  • Assist in the generation of client marketing reports as directed.
  • Perform special assignments upon request; direct, supervise and participate in research, analysis and development of studies as needed.
  • As workload allows, assist the administrative staff with marketing oriented activities.
