Position Summary
The Maintenance Manager leads the planning, execution, and oversight of mechanical maintenance for all terminal equipment during night shift operations. This role is responsible for ensuring equipment reliability, operational readiness, safety compliance, and cost-effective maintenance execution through effective leadership of maintenance personnel, coordination with operations, and disciplined work management practices. The Maintenance Manager utilizes IBM Maximo and other maintenance and safety software systems to plan, prioritize, assign, and track preventive and corrective maintenance activities. This position partners closely with Operations to balance production requirements with equipment reliability objectives while fostering a culture of safety, accountability, and continuous improvement. The successful candidate will be a hands-on maintenance leader capable of stepping into a fast-paced, unionized terminal environment and driving maintenance performance across a multi-shift operation.
Essential Duties and Responsibilities
Maintenance Leadership & Execution
  • Direct and supervise maintenance activities across all terminal equipment, ensuring safe and efficient operations.
  • Plan, prioritize, assign, and track preventive and corrective maintenance activities to maximize equipment availability and reliability.
  • Lead and support a night-shift maintenance workforce while coordinating effectively with day-shift personnel and terminal leadership.
  • Provide leadership, coaching, training, and performance management for maintenance personnel while promoting a culture of safety, accountability, and continuous improvement.

CMMS & Maintenance Planning
  • Utilize IBM Maximo CMMS to manage maintenance work orders, schedule maintenance activities, track equipment history, and monitor work completion.
  • Review maintenance backlog and prioritize work based on operational needs and equipment condition.
  • Ensure maintenance records and work-order documentation are completed accurately.
  • Monitor equipment availability, PM compliance, backlog management, and work-order completion.

Operations Coordination
  • Partner closely with Operations to establish maintenance priorities, communicate equipment status, coordinate planned outages, and balance operational requirements with equipment reliability objectives.
  • Coordinate maintenance schedules to minimize downtime and support production requirements.

Contractor, Vendor & Inventory Management
  • Coordinate and manage contractor and vendor relationships, including obtaining quotes, evaluating service providers, monitoring work quality, and ensuring adherence to safety and operational standards.
  • Manage inventory and critical spare parts.
  • Provide recommendations and justification for major repairs, equipment replacements, and maintenance improvements.

Safety & Compliance
  • Ensure compliance with company safety policies, regulatory requirements, and safe work practices.
  • Facilitate safety meetings, incident investigations, corrective actions, and continuous safety improvement initiatives.
  • Promote and maintain a safe working environment.

Qualifications
Required:
  • Education: Associate's degree in a technical, mechanical, or related field or equivalent experience in mechanical maintenance and supervision.
  • Experience:
    • Minimum 7-10 years of industrial maintenance experience or related field experience.
    • 3-5 years of managing union labor in a maintenance environment within established labor agreements.
    • Experience utilizing CMMS platforms, preferably IBM Maximo.
    • Experience planning, prioritizing, and coordinating preventive and corrective maintenance activities in a 24/7 operational environment.
  • Licenses:
    • Valid driver's license with clean DMV record;
    • Valid TWIC card or ability to obtain and maintain.
  • Knowledge:
    • Strong knowledge of mechanical and hydraulic maintenance systems in an industrial environment.
    • Understanding of maintenance planning, preventive maintenance, equipment reliability, and work management processes.
    • Familiarity with maintenance, safety, and operational software systems.
    • Knowledge of safe work practices, regulatory compliance requirements, and industrial maintenance standards.
    • Familiarity with safety and accident prevention codes and union dispatching procedures.
  • Skills:
    • Proven leadership and team supervision in a unionized environment.
    • Effective communicator, capable of coordinating across departments and shifts.
    • Ability to plan, organize, prioritize, and execute maintenance activities in a dynamic operational environment.
    • Proficiency with Microsoft Office applications and CMMS platforms, preferably IBM Maximo.
    • Experience managing contractors, vendors, and maintenance service providers.
    • Proficient in inventory control and cost management.
    • Demonstrated ability to evaluate and implement new technologies.

Preferred:
  • Additional Experiences:
    • Experience in marine terminals, bulk terminals, ports, or other heavy industrial environments.
    • Experience working in a multi-shift operation.
    • Experience supporting preventive maintenance, reliability improvement, and continuous improvement initiatives.
  • Knowledge:
    • Familiarity with multi-shift scheduling and operations coordination.
    • Familiarity with conveyor systems and bulk material handling equipment.
    • Familiarity with marine terminal operations and maintenance practices.
  • Skills: Experience coordinating maintenance activities through IBM Maximo or a similar CMMS platform

It may involve regular exposure to outdoor environments and active work sites. Use of personal protective equipment (PPE) may be required depending on the task.
