Job Description Director of Preconstruction Services Position Overview M Force Partners is seeking an experienced Director of Preconstruction Services to lead preconstruction and estimating efforts while serving as a key member of the organization's leadership team. This position combines hands-on preconstruction and estimating expertise with strategic leadership, business development support, and oversight of the processes that move projects from initial pursuit through construction handoff. The ideal candidate brings a strong background in construction estimating and preconstruction, including quantity takeoffs, conceptual budgeting, pricing, subcontractor and supplier coordination, RFP responses, and competitive bidding.

This individual should also be prepared to take ownership of the broader preconstruction function, strengthen processes, support project pursuits, develop relationships, and collaborate with senior leadership to help drive long-term growth. Key Responsibilities Lead the company's overall preconstruction and estimating efforts, ensuring projects are accurately evaluated, competitively priced, and positioned for successful execution Provide strategic leadership and contribute to initiatives that support company growth, operational performance, and long-term objectives Collaborate with executive leadership, Business Development, Project Management, Field Operations, and Project Executives to evaluate and pursue new project opportunities Participate in Go/No-Go evaluations to determine project and customer alignment with company strategy, capabilities, risk profile, and business objectives Develop conceptual and preliminary budget estimates using limited design information, including schematic design and design development documents Prepare accurate quantity takeoffs, pricing, estimates, written scopes, assumptions, allowances, qualifications, and clarifications Organize and oversee estimating activities performed by Project Executives, Senior Project Managers, Project Managers, and other project team members Review final estimates for accuracy, completeness, competitiveness, and risk before formal submission Solicit and evaluate subcontractor and supplier bids to establish competitive pricing and appropriate project coverage Build and maintain strong relationships with subcontractors, suppliers, owners, architects, and other industry partners Support responses to RFPs, project pursuits, client interviews, presentations, and other business development activities Develop preconstruction strategies designed to improve bid coverage and strengthen the company's competitive position Conduct site visits and attend pre-bid meetings to identify project conditions, requirements, risks, and potential estimating considerations Identify unique project challenges and incorporate appropriate risk mitigation measures into estimates and proposals Evaluate subcontractor and supplier qualifications as part of the preconstruction risk management process Establish and continuously improve preconstruction standard operating procedures, estimating practices, workflows, and documentation Ensure estimates, proposals, bids, and supporting documentation are completed accurately and on schedule Participate in project handoff meetings to ensure operations teams understand project scope, pricing, assumptions, risks, and estimating decisions before construction begins Document and communicate lessons learned to improve future estimating and preconstruction performance Mentor team members and establish accountability for preconstruction responsibilities, deadlines, and results Represent the organization professionally with clients, subcontractors, suppliers, and industry partners Required Qualifications Bachelor's degree in Construction Management, Engineering, or a related field Significant professional experience in commercial construction preconstruction and estimating Demonstrated experience developing detailed construction estimates, quantity takeoffs, pricing, and project budgets Experience developing conceptual and preliminary estimates from schematic or incomplete design documents Experience managing subcontractor and supplier bid solicitation and evaluating proposals Experience supporting competitive bids, RFP responses, project pursuits, and client presentations Strong understanding of construction methods, materials, project sequencing, and estimating practices Ability to develop comprehensive scopes, proposals, qualifications, clarifications, and other technical documentation Demonstrated leadership experience with the ability to assign responsibilities, mentor team members, and hold others accountable for results Strong customer relationship management skills with experience working directly with owners, architects, subcontractors, and suppliers Advanced mathematical, analytical, and computer skills Excellent written and verbal communication skills Strong organizational, decision-making, and problem-solving abilities Ability to manage multiple project pursuits and deadlines in a fast-paced construction environment Preferred Qualifications Previous leadership experience within a preconstruction or estimating department Experience overseeing multiple estimators, Project Managers, or project team members during the estimating process Experience developing and implementing preconstruction standard operating procedures Proven track record of improving estimating accuracy, bid
