The Environmental Services (Maintenance) Director will report to the Executive Director.ย  The Maintenance Director position is an exempt, salaried position.

Salary Range:ย  $80,000 - $85,000 Yearly

Job Overview:

The Maintenance Director / Environmental Services Director will plan, organize, and direct the overall operation of the department, including its maintenance, repair, and housekeeping programs and activities. This role ensures the efficiency, safety, and regulatory compliance requirements of the assigned community.

Standard Requirements:

  • Knowledgeable of resident rights and ensures an atmosphere which allows for the privacy, dignity, and well-being of all residents in a safe, secure environment.
  • Supports, cooperates with, and implements specific procedures and programs for:
    • Safety, including universal precautions and safe work practices, established fire/safety/disaster plans, risk management, and security.
    • Confidentiality of all data, including resident, employee, and operations data.
    • Quality assurance and compliance with all regulatory requirements.
  • Supports and participates in common teamwork.
    • Cooperates and works together with all co-workers.
    • Plans and completes job duties with minimal supervisory direction, including appropriate judgement.
    • Uses tactful, appropriate communications in sensitive and emotional situations.
    • Follows up as appropriate with supervisor, co-workers, or residents regarding reported complaints, problems, and concerns.
    • Promotes positive public relations with residents, family members, and guests.
    • Completes requirements for in-service training, acceptable attendance, uniform and dress codes, including personal hygiene, and other work duties as assigned.

Essential Duties and Responsibilities:

  • Assumes the responsibility and accountability of directing the Environmental Services, Maintenance, and Housekeeping departments.
  • Plan, develop, organize, evaluate, implement, direct, and supervise the Environmental Services, Maintenance, and Housekeeping departments, including all programs, services, and activities.
  • Develops and maintains departmental written policies and procedures.
  • Coordinates services with other departments including Wellness, Marketing, Food Service, and other internal departments.
  • Reviews and monitors community expenditures monthly to ensure compliance with community's monthly budget.
  • Assists in recruitment, retention, selection, and evaluation of department personnel.
  • Develops department and personnel schedules, including work hours, work assignments, and cleaning schedules.
  • Determines department staffing requirements necessary to meet departments needs.
  • Ensures compliance with all Federal, State, and Local regulations, as well as community policies and procedures.
  • Maintains required logs, inspections, and requirements per state and federal regulations. (e.g. water temperature logs, monthly fire extinguisher checks, all building and life safety required inspections, and so forth)
  • Ensures required community permits, licenses, and certificates remain current.
  • Develops, implements, and monitors life safety policies and procedures to ensure full compliance with regulatory standards, including building codes and fire safety.
  • Develops and maintains preventative maintenance programs.
  • Maintains operations within departmental system software (e.g. Yardi, DSSI, TELS, etc.)
  • Secures and assists with vendors and contracts for all departmental systems and operations, including but not limited to fire alarm, fire sprinkler, fire extinguishers, elevators, HVAC, mechanical, plumbing, generator, kitchen hoods, snow removal, landscaping, trash removal, etc.
  • Maintains all access control systems, door hardware, and keying systems.
  • Performs general maintenance work and hands-on maintenance duties as required (snow removal, painting, carpentry, plumbing, light electrical, etc.)
  • Able to operate, maintain, and diagnose mechanical, HVAC, plumbing, fire sprinkler, fire alarm, electrical equipment, and all building services/equipment.
  • Assures resident room readiness prior to move ins and provides minor renovations as needed.
  • Conducts daily inspections of the building, grounds, and equipment to determine necessary maintenance and repairs.
  • Participates in community surveys, inspections, and audits made by government agencies, interoffice personnel, and others as required.
  • Reviews and develops a plan of correction for departmental deficiencies noted during survey inspections and provides written copy of such.
  • Inspects storage rooms, utility/janitorial closets, laundry rooms, etc. for upkeep and supply control.
  • Manages department supply purchases in coordination with Executive Director.
  • Maintains the Emergency Preparedness Plan, trains associates on the EPP
  • Conducts and oversees emergency drills.
  • Conducts safety tour to new associates.
  • Assists with evacuating residents in the event of an emergency.
  • Maintains on-call status in the event of emergencies.
  • Answers emergency calls after hours and on weekends. Reacts and assists in emergency repairs of any kind regarding equipment breakdown and seeks methods for completing repairs.
  • Occasional weekend coverage as Manager on Duty
  • Supports capital expenditure (CapEx) process, offering expertise in major projects like renovations, system upgrades, and bulk purchases.
  • Coordinates and assists with all cap ex related work and outside vendors.
  • Participates in and attends all in-service training as scheduled.
  • May provide support to sister/local Monarch communities as needed.
  • Performs other duties as assigned by supervisors.
Qualifications

Qualifications:

To perform this position successfully, an individual must be able to perform each essential duty satisfactorily and possess the following:

  • Minimum of three (3) years of experience in maintenance, facilities management, or a related field.
  • Valid driver's license with an acceptable driving record.
  • Strong knowledge of maintenance and housekeeping practices and procedures, as well as the laws, regulations, and guidelines governing maintenance functions in the community.
  • Working knowledge of building systems, including HVAC, electrical, plumbing, and fire safety systems.
  • Hands-on experience with general maintenance, carpentry, and repair work.
  • Ability to safely operate power ย and handheld tools and maintenance equipment.
  • Proficiency in Microsoft Office and Facility Management software systems.
  • Strong organizational skills with the ability to manage multiple priorities and meet deadlines
  • Ability to perform physical work as required by the role.

Physical Abilities:

  • While performing the duties of this job, the associate is often required to stand, walk, sit, use fine and gross motor skills, reach with hands and arms, balance, stoop, kneel, crouch, talk, hear, and smell.
  • An individual in this position will be required to lift or carry weight in up to 50 lbs. Intermittent physical activity includes lifting and supporting residents. The associate must use proper body mechanics.
  • Moves intermittently during working hours and subject to frequent interruptions.
  • May be subject to hostile and emotionally upset residents, family members, personnel, and visitors. Must be able to cope with mental and emotional stress of the position.
