A day in the life

The Director, Data Center Investments will lead the strategy for unlocking data center, edge, and inference opportunities across Prologis' infill portfolio, with a focus on converting strategically located real estate into viable powered capacity in supply-constrained markets. This role will build repeatable models for traditional infill data centers, edge deployments, and warehouse retrofit opportunities by working across real estate, energy, customer strategy, technology, investment, and regional teams. The Director will also develop strategic relationships with hyperscalers and other priority customers to understand evolving infrastructure and inference needs and translate those priorities into portfolio opportunities. The role will help establish disciplined frameworks for investment, energization, customer-backed development, and speculative capacity decisions.

Key responsibilities include:

Lead the identification and prioritization of infill properties and markets where Prologis' existing footprint can support differentiated data center, edge, or inference opportunities, using consistent site evaluation criteria across power, time-to-power, connectivity, zoning, infrastructure, customer demand, economics, and execution complexity.

Develop repeatable warehouse retrofit, edge capacity, and underwriting playbooks, including decision frameworks that balance speculative development with build-to-suit commitments and identify opportunities to aggregate nearby assets into larger infrastructure, power, or network solutions.

Diagnose barriers to energizing priority sites and partner with the Prologis Energy team to evaluate alternative power solutions, including onsite generation, storage, microgrids, private infrastructure, and emerging technologies, while building investment cases for required infrastructure expenditures.

Develop strategic relationships with hyperscalers and other priority data center customers to understand long-term infrastructure requirements and assess how AI inference, edge computing, latency, power density, and evolving technology architectures may shape demand over the next 5-10 years.

Translate customer priorities into actionable opportunities across Prologis' land, warehouse portfolio, and development pipeline, supporting executive-level customer engagement and identifying when to create capacity ahead of demand versus alongside committed requirements.

Partner with Prologis Ventures to evaluate technologies, business models, emerging companies, pilots, partnerships, joint ventures, acquisitions, and other commercial structures that could accelerate or differentiate data center and edge infrastructure delivery.

Coordinate across Data Centers, Ventures, Development, Investment, Energy, Operations, Capital Deployment, and regional teams to develop financial and strategic business cases and move opportunities from concept through execution using repeatable standards and decision frameworks.

Building blocks for success

Required:

  • A minimum 7 year track record of acquiring and developing commercial real estate with a focus on industrialand complexprojects.Data center development experience preferred.
  • Ability to develop financial and strategic business cases for data center, edge, warehouse conversion, infrastructure, and customer-backed investment opportunities.
  • Ability to evaluate real estate opportunities using factors including power, time-to-power, connectivity, zoning, infrastructure requirements, customer demand, economics, and execution complexity.
  • Ability to develop and manage strategic relationships with hyperscalers and other priority data center customers.
  • Ability to coordinate complex opportunities across real estate, energy, investment, technology, operations, development, and regional stakeholders.

Preferred:

  • Bachelor's degree in Finance, Management, Architecture, Engineering, Economics, or related field.
  • Experience evaluating data center, edge computing, inference, or warehouse retrofit opportunities.
  • Experience assessing power and infrastructure solutions for supply-constrained sites.
  • Experience evaluating partnerships, joint ventures, acquisitions, emerging technologies, or other commercial structures that support infrastructure delivery.
  • Bachelor's degree preferred or equivalent experience.
  • Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.

Hiring Salary Range of: $155,000 - $200,000. Salary and whole compensation package (bonus target & LTI) to be determined by the candidate's location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
