Position Summary
The Maintenance Technician supports the Community Manager and/or Maintenance Supervisor in ensuring the property's buildings, grounds, facilities, and equipment are well-maintained, safe, and visually appealing. This role is responsible for performing routine maintenance, repairs, and upkeep of apartment units, common areas, and amenities, as well as assisting with contracted projects and property improvements. The Maintenance Technician plays a key role in delivering a positive resident experience by maintaining a clean, orderly, and functional environment.
Key Responsibilities
  • Perform general maintenance, repairs, and renovations to buildings, facilities, and equipment.
  • Inspect property to identify maintenance needs, determine scope of work, and recommend solutions.
  • Assist with contracted projects to ensure adherence to specifications.
  • Purchase building and maintenance supplies, tools, and equipment as directed.
  • Support the Maintenance Supervisor in adhering to departmental budgets.
  • Maintain cleanliness and upkeep of common areas, grounds, and amenities.
  • Assist with unit turns and preparation for new move-ins.
  • Attend and participate in required meetings, safety trainings, and professional development sessions.
  • Adhere to all company policies, safety protocols, and compliance requirements.
Qualifications
  • High school diploma or equivalent; technical training or relevant certifications preferred.
  • One year of maintenance-related experience or a combination of education and training that provides the required skills.
  • Basic knowledge of building systems, tools, and repair techniques.
  • Ability to read and follow written and verbal instructions.
  • Strong problem-solving skills and attention to detail.
  • Ability to work independently, manage time effectively, and adapt to changing priorities.
  • Physical ability to lift up to 50 pounds and work in varied weather and environmental conditions.
  • Commitment to delivering excellent customer service to residents and colleagues.
  • Must have experience with LIHTC properties.
Compensation & Benefits
  • Competitive salary based on experience plus potential bonuses
  • 152 hours (19 days) PTO annually, plus carry-over up to 120 hours and longevity PTO at 6 and 10 years
