Job Description

The Project Director leads Chandos’ construction delivery for a portfolio of assigned projects, directly and through a team of project managers. This role is accountable for full lifecycle delivery - from preconstruction and bidding through construction and close‑out - while building client relationships, supporting business development, and developing high‑performing project teams. The Project Director ensures projects meet schedule, budget, safety, quality, and client satisfaction objectives and embeds continuous improvement across teams. 

Key Responsibilities

  • Team Leadership: Lead, coach, mentor, and develop multiple project teams including Project Managers, Project Coordinators, and support staff. Foster a culture of open communication and collaboration within and across teams.
  • Resource Planning: Determine and secure all resources required to meet project commitments.
  • Preconstruction and Bidding: Guide the team in the structure and delivery of project bids, budgeting, and other pre-construction services.
  • Client Relationship Management: Manage client relationships post‑award to ensure exceptional client experience and retention.
  • Project Execution: Align and maintain the Project Execution Plan with corporate goals; oversee goals, risks, assumptions, budgets, staffing, responsibility matrix, WBS, milestones, and deliverables.
  • Contract and Commercial Management: Manage contract oversight, strategy and risk analysis for delivery models such as Design-Bid-Build, Construction Management, Progressive Design Build, and Integrated Project Delivery.
  • Scheduling and Logistics: Develop construction sequencing, site logistics, and methodologies to optimize safety, productivity, and schedule.
  • Financial Management: Drive process around project forecasting and financial reporting; ensure accurate forecasts are developed, risks are understood and mitigated, and development financial strategies with the team & district.
  • Risk and Opportunity Management: Identify and mitigate project risks and capture opportunities throughout the project lifecycle.
  • Safety and Continuous Improvement: Champion a safety culture aligned with corporate values and safety best practices; standardize lessons learned and continuous improvement.
  • Business Development Support: Oversee the development and success of pursuits, proposals, project interviews, and client presentations to grow the business. Engage in business development activities within existing and new client bases, in coordination with the VP and Business Development Directors.
  • Stakeholder Relations: Foster strong relationships with clients, consultants, and subcontractors to secure repeat business and referrals.
  • Other Role Contributions: Promote, align with, and add value to the Chandos corporate strategic vision. Represent the company externally to the marketplace. Proactively build and maintain a network of contacts.

Working Conditions and Expectations

  • Balance of office and frequent site presence required.
  • Travel between project sites as needed.
  • Role requires leading multiple concurrent projects and mentoring staff across locations.
Qualifications

Required

  • Experience: Fifteen (15)+ years of ICI commercial construction experience; ten (10)+ years of direct construction project management experience; proven success delivering ground‑up commercial, institutional, and multi‑residential projects.
  • Education: Degree in Engineering, Project Management, Architecture, Construction Management, or equivalent construction experience.
  • Regulatory Knowledge: Knowledge of provincial building codes, local permitting processes, and safety regulations.
  • Other: Valid driver’s license and ability to balance office and site responsibilities.
  • Core Competencies: Highly effective negotiation, diplomacy, and conflict‑resolution skills; strong forecasting and financial reporting capabilities; ability to translate technical complexity into clear direction and decisive leadership.

Preferred

  • Certifications: Gold Seal Certification (GSC)
  • Delivery Models: Experience with collaborative delivery models such as IPD, Progressive Design‑Build, and Design‑Build.
  • Sustainability: Working understanding of LEED principles and sustainable construction practices.
  • Software: Familiarity with advanced scheduling, estimating, and project controls tools beyond MS Project.

Compensation Transparency

Expected salary band for this role is (depending on experience): $150,000 to 200,000+. 

The base salary range for this role is listed above and may vary based on your experience. This position also includes a competitive bonus program. Throughout the interview process, we’ll discuss your background to determine the best alignment for your experience level.
