Continental Properties is looking for a Digital Marketing Manager to join our Marketing team at our Home Office in Menomonee Falls, WI.

For marketers, that means the opportunity to influence brand positioning, go-to-market strategy, and how residents discover their next home.


You'll lead digital marketing and website strategy across Continental's nationwide portfolio of apartment communities, driving renter demand. You'll guide the development and execution of campaigns across search, social, and paid media — overseeing a team of four Marketing Specialists and digital agency partnerships. You'll also own the website roadmap, driving a high-converting, user-friendly experience. Working closely with Operations, CX, Data, and cross-functional partners, you'll have visibility into how your strategies translate into real leasing results. This is a high-impact role with room to grow as the company expands its portfolio and continues reinventing its brand offerings. The Digital Marketing Manager reports to the Marketing Director.

Essential Responsibilities:

  • Build and refine frameworks and strategies for paid digital campaigns (search, social, email, internet listing sites – such as Zillow & Apartments.com) that the team executes across the portfolio to drive qualified leads, tours, and leases

  • Monitor portfolio performance against KPIs and targets; review community-level results to identify opportunities, diagnose underperformance, and recommend adjustments to targeting, creative, spend, or channel mix

  • Identify, evaluate, and oversee external vendors and agencies to extend team capabilities and support digital marketing objectives

  • Own the website roadmap and partner with external vendors to prioritize enhancements and optimizations that support a high-converting, user-friendly experience

  • Drive SEO, GEO (Generative Engine Optimization) strategy, and AEO (Answer Engine Optimization), leveraging internal team and external partners, to improve visibility across traditional search and emerging AI-driven discovery platforms; set goals for rankings and organic visibility and measure progress against them.

  • Lead and develop a team of Marketing Specialists – setting clear performance expectations, helping prioritize work, and building digital marketing and data fluency to drive customer demand

Skills for Success:

  • Education: Bachelor’s degree in Marketing, Communications, Business, Analytics, or a related field required, or equivalent professional experience.
  • Experience: 5-7+ years of experience in digital marketing, performance marketing, or marketing strategy roles, 2-3+ years of people management experience, including coaching, development, and performance management of direct reports.
  • Functional/Technical skills: Google Analytics 4 (GA4), Google Ads, Meta Ads Manager, Google Search Console, SEO (SEMrush, Ahrefs, or similar), familiar with AI-driven search and discovery tools impacting AEO/GEO, working knowledge of CMS platforms (HubSpot, Sitecore, WordPress) to support website updates and content management. Experience with Adobe Creative Suite, Google Tag Manager (GTM) and Power BI Dashboard Creation is a plus but not required.

Salary Range: $115,000 - $130,000 per year
