With more than 170 team members across four Salem and Portland-area branches, we are one of the leading commercial landscape companies in Oregon and Southwest Washington.
 

Position Overview

We are seeking an experienced, relationship-driven Business Development Manager to grow our commercial landscape maintenance portfolio in the West Portland metro and Salem markets.

This role focuses on building relationships and winning business with commercial property managers, facility managers, asset managers, multifamily operators, HOA/community association managers, owners, and other decision-makers.

Existing relationships within the commercial real estate, property management, facility management, multifamily, and HOA communities are strongly preferred, especially through organizations such as BOMA, IFMA, IREM, Multifamily NW, and Community Associations Institute (CAI).

Key Responsibilities

· Identify, develop, and close new commercial landscape maintenance opportunities.

· Build long-term relationships with property managers, facility managers, HOA/community association managers, asset managers, owners, and other key decision-makers.

· Actively represent DeSantis at BOMA, IFMA, IREM, Multifamily NW, CAI, and other relevant industry events and associations.

· Prospect through networking, referrals, calls, emails, property visits, market research, and relationship meetings.

· Develop strategic target accounts and maintain a qualified sales pipeline in Aspire CRM.

· Gather market intelligence on management companies, incumbent landscape providers, contract timing, and upcoming RFP opportunities.

· Conduct site walks and collaborate with operations to develop accurate, competitive proposals.

· Present proposals, negotiate terms, and manage opportunities through contract execution and transition to operations.

· Work with the Vice President of Sales on territory strategy, forecasting, sales goals, and account planning.

Qualifications

· 2+ years of successful business development, account management, relationship sales, or relevant outside sales experience.

· Proven ability to develop professional relationships and generate new business.

· Strong communication, presentation, networking, negotiation, and follow-through skills.

· Self-motivated, organized, and comfortable managing a territory independently.

· Experience using CRM and Microsoft Office tools; Aspire experience is a plus.

· Valid driver's license and ability to travel throughout the assigned territory.

Strongly Preferred

· Established relationships in the Portland and Southwest Washington commercial real estate, property management, facility management, multifamily, or HOA/community association markets.

· Active or previous involvement with BOMA, IFMA, IREM, Multifamily NW, CAI, or similar professional associations.

· Experience selling services to commercial properties, multifamily communities, HOAs, or professionally managed real estate.

· Experience in commercial landscaping, property management, facility services, construction, or another commercial property service industry.

A landscaping background is valuable, but an established industry network and proven relationship-building ability may be equally important for the right candidate.
