Position Overview:
We are seeking a talented and driven Acquisitions Development Manager to join our team as we expand into the Calgary market. This role will be instrumental in leading the end-to-end development process for new real estate projects, including residential, commercial and mixed-use developments. The ideal candidate will have a strong background in sourcing and acquiring development sites, managing cross-functional teams, and ensuring alignment with our strategic goals.
Key Responsibilities:
Leadership & Coordination:
  • Calgary Market Lead: Serve as the sole local representative spearheading our Alberta expansion, operating with high autonomy while reporting directly to our established Manitoba leadership team.
  • Oversee and coordinate cross-functional teams, including developers, designers, and stakeholders, to ensure efficient project execution.
  • Serve as the primary point of contact for clients, upper management, and other stakeholders, managing all relationships effectively.
Strategic Alignment & Execution:
  • Align projects with business objectives and execute strategic plans to maximize organizational success.
  • Source, evaluate, and acquire development sites that align with the companys strategic goals in Calgary and other areas of interest.
Development Process Management:
  • Lead the end-to-end development process for new projects, ensuring high-quality standards and efficiency throughout.
  • Manage design and planning efforts in collaboration with architects, engineers, and consultants, overseeing entitlement and permitting processes with legal, municipal, and regulatory agencies.
Due Diligence & Financial Management:
  • Ensure thorough due diligence is completed effectively and within budget, including zoning analysis, environmental studies, and feasibility studies.
  • Prepare and manage project proformas, budgets, and financial models, securing project financing in collaboration with finance teams or capital partners.
Market Positioning & Relationships:
  • Collaborate with marketing, leasing, and property management teams to ensure optimal market positioning and asset performance.
  • Maintain strong relationships with government agencies, community stakeholders, while working closely with commercial agents to prepare offers for acquisitions.
Mentorship & Team Development:
  • Manage and mentor junior development staff and project managers, fostering a collaborative and high-performing team environment.

Qualifications:
  • Bachelors degree in Business Administration, Finance, Real Estate, Engineering, or a related field.
  • 5-10 years of experience in real estate development, acquisitions, or a related role, preferably within the construction, real estate, or excavation industries.
  • Strong understanding of market analysis, financial modeling, and valuation techniques.
  • Excellent negotiation, communication, and interpersonal skills.
  • Ability to work effectively in a fast-paced environment and manage multiple projects simultaneously.
  • Deep knowledge of zoning, entitlements, permitting processes and development regulations.
  • A robust network within the Calgary community that can be leveraged for business development and acquisition opportunities.
  • Strong analytical and problem-solving capabilities with keen attention to detail.
  • Proficiency in Microsoft Office Suite and experience with acquisition management software.
