Job description

Construction Management and Development, Inc. (CMD) is currently seeking a talented individual with demonstrated experience from design through construction. The Assistant Project Manager provides full-time support of the project management team and requires frequent, high-level interaction with our clients. They are responsible for ensuring that all aspects of our services are being delivered at the highest level to ensure that the Client/Owner is satisfied.

Duties and Responsibilities:
  • Assists in managing the daytoday project activities.
  • Takes, maintains, and distributes all project meeting minutes.
  • Assists with the preparation, managing, monitoring, and maintaining of comprehensive budgets, schedules, and cash flow projections.
  • Establishes and implements a quality assurance and quality control program.
  • Leads project meetings, liaises with the Owners, and assists with presentations to the Owners executive management team.
  • Coordinates through his/her team, the preparation of RFP/bid packages and managing the bid process.
  • Assists with the solicitation, evaluation, and selection of the architects, engineers and other subconsultants and the contractors.
  • Assists with managing the design effort to ensure the project is being designed to meet the owner’s objectives and budget.
  • During the design management process, assists with the preparation of Design Review reports and performs value engineering analysis, peer reviews, and constructability reviews.
  • Assists in managing the work of the architects, engineers, other subconsultants and the contractors.
  • Participates in the review/update of project schedules/budgets (budgeted, actual, committed, and projected).
  • Coordinates the processing of clarifications, submittals, and requests for information, shop drawings, substitution requests, change proposals and change orders.
  • Reviews and approves monthly payment requests by consultants and contractors.
  • Assists in the preparation of daily, weekly and monthly reports that discuss, in detail, the status of the project.
  • Develop and maintain open communications with general contractors, consultants, inspectors, and client representatives.
  • Inspect field conditions to identify problems, inaccuracies, or costsaving opportunities.
  • Coordinate site logistics and phasing plans with general contractors and clients, ensuring alignment with client constraints and approvals.
  • Assist PM to monitor contractor performance, productivity, and adherence to quality, schedule, safety, and regulatory requirements.
  • Other duties as may be assigned.
  • Qualifications:Required
  • Minimum 5 years of project management experience with a major contractor or owner’s advisor in fullcycle, complex vertical construction projects.
  • Must have completed Bachelor’s Degree.
  • Must have excellent communication skills both oral and written.
  • Must have excellent writing and typing skills; be computer literate and capable of using multiple applications including but not limited to MS Office365 (Word, Excel, Outlook), Adobe Acrobat; Microsoft Project; Cloudbased Filesharing (Eg. Box, Egnyte, SharePoint); Construction Management, Scheduling and Estimating apps (Procore, Egnyte, BuilderTrend, Primavera, Timberline, On Screen Takeoff, Microsoft Project, etc); and general Internet.
  • Must be located in the Honolulu area.
  • Preferred
  • Bachelor’s Degree in Civil Engineering, Architecture, or Construction Management.
  • A graduate degree or project management certification is a plus.
  • Illustrated experience in graphic design for reports, presentations, and websites.
