Demolition Project Manager Jobs in Kansas (NOW HIRING)

We are seeking an experienced Project Manager / Owner’s Representative to provide on-site leadership and oversight for the demolition and decommissioning of an industrial plant in the Kansas City area.
Pay Range: $120K-$135K
Contract: 1.5 years
The Construction Manager / Owner’s Representative will serve as the Owner’s primary representative in the field and will oversee the demolition contractor, subcontractors, consultants, engineers, and other project stakeholders. This individual will be responsible for ensuring the project is executed safely, efficiently, on schedule, within budget, and in accordance with the project scope, contract documents, regulatory requirements, and Owner expectations.

The ideal candidate will have significant experience managing industrial construction, plant demolition, facility decommissioning, brownfield redevelopment, or large-scale demolition projects and be comfortable operating in an active industrial environment.

• Act as the Owner’s primary on-site representative throughout the demolition project.
• Provide day-to-day oversight and coordination of the demolition contractor and subcontractors.
• Represent the Owner’s interests regarding safety, schedule, cost, quality, scope, and execution.
• Coordinate communication between the Owner, demolition contractor, engineering firms, environmental consultants, utilities, regulatory agencies, and other stakeholders.
• Identify potential issues early and develop recommendations for resolution.
• Maintain clear and consistent communication with the Owner regarding project status, risks, issues, and required decisions.

• Oversee demolition activities to ensure work is performed in accordance with approved plans, specifications, permits, and contract requirements.
• Monitor demolition sequencing, work methods, site logistics, and contractor performance.
• Verify that the contractor is completing work in accordance with the agreed scope and schedule.
• Monitor the removal of structures, equipment, piping, electrical systems, mechanical systems, foundations, utilities, and other plant infrastructure as applicable.
• Coordinate demolition activities around existing utilities, adjacent facilities, roads, and other site constraints.
• Verify appropriate isolation, lockout/tagout, utility disconnection, and site preparation activities prior to demolition.
• Monitor salvage, recycling, waste removal, and disposition of demolished materials.
• Coordinate with environmental personnel regarding hazardous materials, asbestos, lead, contaminated materials, and other environmental concerns where applicable.
• Conduct regular site walks and document progress, deficiencies, safety concerns, and potential changes.

• Maintain a strong focus on safe execution of all demolition activities.
• Monitor the demolition contractor’s compliance with OSHA, environmental, site-specific, and Owner safety requirements.
• Verify that required permits, inspections, plans, and documentation are in place before applicable work begins.
• Immediately communicate significant safety, environmental, or regulatory issues to the Owner.
• Participate in safety meetings, project meetings, and incident investigations as required.

• Review and monitor the contractor’s project schedule and demolition sequencing.
• Track progress against key milestones and identify schedule risks.
• Review contractor progress reports and validate reported progress.
• Monitor project costs, change orders, allowances, and potential claims.
• Review contractor requests for additional work and provide recommendations to the Owner.
• Assist with evaluating change orders, delays, differing site conditions, and scope disputes.
• Maintain awareness of the overall project budget and forecast.

• Monitor demolition contractor performance and compliance with contract requirements.
• Review contractor submittals, schedules, work plans, method statements, RFIs, change orders, and other project documentation.
• Coordinate contractor meetings and maintain action-item logs.
• Verify quantities and completed work for payment applications.
• Assist the Owner in resolving contractor performance issues.
• Ensure deficiencies are documented and corrected in a timely manner.

• Prepare regular project status reports for the Owner.
• Maintain daily/weekly field reports, photographs, progress documentation, and project records.
• Document project changes, site conditions, delays, and potential claims.
• Track project milestones and outstanding issues.
• Assist with project closeout, including final inspections, documentation, site restoration, and turnover.

• 7+ years of construction management, project management, or owner’s representative experience.
• Significant experience with industrial construction, demolition, plant decommissioning, facility shutdowns, or large-scale demolition projects.
• Demonstrated experience managing demolition contractors and subcontractors.
• Strong understanding of construction sequencing, project schedules, cost control, and contractor management.
• Ability to read and interpret construction drawings, specifications, demolition plans, and engineering documents.
• Strong understanding of OSHA and industrial construction safety requirements.
• Experience working around industrial equipment, utilities, process systems, and complex site conditions.
• Strong communication, documentation, negotiation, and problem-solving skills.
• Ability to work primarily on-site and spend significant time in the field.
• Ability to effectively coordinate multiple contractors and project stakeholders.

• Bachelor's degree in Construction Management, Engineering, Civil/Mechanical/Electrical Engineering, or related field.
• OSHA 30 certification.
• PMP, CCM, or other relevant construction/project management certification.
• Experience with industrial/Power plant demolition or decommissioning.
• Experience with environmental remediation or hazardous-material abatement.
• Experience managing projects involving asbestos, lead, contaminated materials, or other regulated materials.
• Experience with large industrial facilities such as manufacturing plants, power generation, chemical facilities, refineries, or similar environments.
