Job description

We are seeking an experienced Project Manager to oversee the construction of luxury custom homes for a premier residential builder in the Santa Rosa area. This role is responsible for managing projects from preconstruction through homeowner turnover while ensuring exceptional quality, craftsmanship, budget performance, and client satisfaction.

The ideal candidate has a proven background managing high-end custom residential projects and is comfortable coordinating homeowners, architects, interior designers, consultants, subcontractors, and field teams throughout every phase of construction. Experience delivering luxury homes valued between $5M and $25M is highly preferred.

Responsibilities
  • Manage luxury custom residential construction projects from preconstruction through final completion and homeowner turnover.
  • Develop and maintain project schedules, budgets, procurement plans, contracts, and construction timelines.
  • Coordinate homeowners, architects, interior designers, consultants, subcontractors, vendors, and field personnel throughout the project lifecycle.
  • Review architectural drawings, specifications, contracts, and construction documents to ensure successful execution.
  • Oversee RFIs, submittals, change orders, project documentation, and meeting coordination.
  • Monitor project financial performance, including budgeting, forecasting, billing, cost control, and profitability.
  • Manage procurement of custom materials, specialty finishes, fixtures, and long-lead items.
  • Conduct regular site visits to ensure quality workmanship, safety compliance, and schedule adherence.
  • Identify and resolve design, scheduling, procurement, and construction challenges before they impact project delivery.
  • Maintain clear communication with homeowners and project stakeholders regarding budgets, schedules, selections, and milestones.
  • Oversee inspections, punch-list completion, final turnover, and project closeout.

Requirements

  • Proven experience managing luxury custom residential construction projects is required.
  • Strong knowledge of custom home construction methods, sequencing, building systems, and premium finishes.
  • Demonstrated success managing projects from preconstruction through final completion.
  • Experience overseeing luxury custom homes valued between $5M and $25M is highly preferred.
  • Experience managing multi-year residential construction projects.
  • Strong understanding of project scheduling, budgeting, procurement, forecasting, subcontractor management, and cost control.
  • Ability to read and interpret architectural drawings, specifications, contracts, and project documentation.
  • Experience managing RFIs, submittals, change orders, and owner communications.
  • Proven ability to coordinate architects, designers, consultants, subcontractors, vendors, and field teams.
  • Excellent leadership, communication, organizational, negotiation, and problem-solving skills.
  • Client-focused mindset with the professionalism to build strong relationships with homeowners and design professionals.
  • Ability to travel regularly to project sites throughout the Santa Rosa area.
  • Commercial construction experience alone is not sufficient for this role.
