Position Summary
The Cost Segregation Specialist is responsible for conducting cost segregation studies for commercial and single family rental properties across the United States. This role requires extensive nationwide travel to perform on-site property inspections, gather construction and asset data, and collaborate with clients, engineers, tax professionals, and internal stakeholders. The specialist analyzes building components, prepares detailed cost segregation reports, and supports departmental initiatives, process improvements, and special projects to enhance service delivery and operational efficiency.
Essential Duties and Responsibilities
โข Travel nationwide to perform on-site inspections of newly acquired, constructed, renovated, or existing properties.
โข Conduct detailed field examinations to identify and document building assets eligible for accelerated depreciation treatment.
โข Collect, verify, and analyze construction documentation, blueprints, invoices, cost records, and property-related data.
โข Perform cost segregation analyses in accordance with IRS guidelines, tax regulations, and industry best practices.
โข Prepare comprehensive cost segregation reports, including asset classifications, cost allocations, methodologies, and supporting documentation.
โข Collaborate with engineers, tax professionals, accountants, and project managers to ensure accurate study results.
โข Communicate findings and recommendations to clients and internal teams in a professional and timely manner.
โข Maintain detailed records of site visits, photographs, field notes, and project documentation.
โข Assist with quality control reviews and technical review of completed studies.
โข Support business development efforts through technical presentations, client meetings, and educational discussions regarding cost segregation benefits.
โข Participate in internal department projects, workflow improvements, technology implementations, and process standardization initiatives.
โข Research tax law updates, IRS guidance, and industry developments impacting cost segregation methodologies.
โข Assist with training and mentoring junior staff members as needed.
โข Manage multiple projects simultaneously while meeting deadlines and maintaining high-quality standards.
Requirements:
Qualifications
โข Bachelor's degree in Accounting, Engineering, Construction Management, Architecture, Finance, or a related field.
โข Experience performing cost segregation studies, property inspections, engineering analyses, or related tax consulting services preferred.
โข Strong understanding of depreciation principles, fixed asset classifications, and IRS cost segregation guidelines.
โข Ability to interpret construction drawings, specifications, and cost documentation.
โข Proficiency with Microsoft Office Suite, particularly Excel.
โข Strong analytical, organizational, and problem-solving skills.
โข Excellent written and verbal communication abilities.
โข Ability to work independently and collaboratively in a fast-paced environment.
Travel Requirements
โข Extensive nationwide travel required, typically 50โ80% of the time.
โข Ability to travel by air and vehicle to client locations throughout the United States.
โข Ability to access construction sites, rooftops, mechanical rooms, and other property areas during inspections.
โข Flexibility to accommodate varying travel schedules and project demands.
Physical Requirements
โข Ability to walk large commercial and industrial properties.
โข Ability to climb stairs, ladders, and navigate active construction or industrial environments when necessary.
โข Ability to lift and carry inspection equipment and materials up to 25 pounds.
