What is a controller director?

Controller Directors are senior financial executives responsible for overseeing a company's accounting operations, financial reporting, compliance, and internal controls. They typically manage teams of accountants and financial analysts, ensure the accuracy of financial statements, and help develop financial policies and procedures. Controller Directors often report to the Chief Financial Officer (CFO) and play a key role in strategic planning, budgeting, and risk management within an organization.

What are the key skills and qualifications needed to thrive as a controller director?

To thrive as a Controller Director, you need a deep understanding of corporate accounting, financial reporting, and regulatory compliance, usually backed by a degree in accounting or finance and a CPA or similar certification. Expertise in ERP systems like SAP or Oracle, advanced Excel skills, and familiarity with financial analysis tools are commonly required. Strong leadership, strategic thinking, and communication skills are essential for managing teams and influencing organizational decisions. These abilities ensure accurate financial management, regulatory adherence, and effective support of business objectives.

What are the most common challenges faced by controller directors when overseeing multi-department financial operations?

Controller Directors often encounter challenges in ensuring consistency and accuracy across multiple departments, especially when each may have its own processes and reporting standards. Balancing the need for strong internal controls with the flexibility required by various business units can also be demanding. Additionally, Controller Directors must frequently collaborate with executive leadership to align financial strategies with organizational goals, requiring excellent communication and problem-solving skills. Staying updated on regulatory changes and implementing best practices across the organization are ongoing responsibilities.

Job description

We're looking for an established finance and accounting leader to oversee the core accounting function across a closely held organization with significant real estate holdings. The role will support a mix of real estate operations and family office needsโ€”approximately 60% real estate and 40% family officeโ€”and will be based in Las Vegas.

This is a hands-on leadership role centered on accurate reporting, strong controls, thoughtful management, and clear communication with principals and stakeholders. It is not an investment or asset management position. The right person will bring deep accounting expertise, sound judgment, discretion, and the ability to make complex financial information easy to understand.

There is potential for this role to grow into a CFO position over time.

What you'll do
  • Lead and oversee the organizationโ€™s accounting operations, including treasury and cash management.
  • Establish and strengthen accounting policies, procedures, controls, and team workflows.
  • Manage and develop the accounting team.
  • Prepare and present clear financial reporting, KPIs, and business insights to principals and key stakeholders.
  • Review financial statements provided by third-party property managers, ensuring transactions are properly coded, accruals are accurate, and reporting is complete.
  • Oversee balance sheets and reporting at the single-property entity level.
  • Manage financial reporting and required submissions to lenders.
  • Oversee construction draw preparation and submission to banking partners.
  • Support forecasting and budgeting activities.
  • Oversee tax processes, including the review of returns and distribution of K-1s.
  • Evaluate and communicate the tax consequences of investment and business decisions.
  • Ensure accurate capitalization and accounting treatment across the real estate portfolio.
What we're looking for
  • Active CPA license.
  • Significant accounting leadership experience, with current or recent responsibility at the Controller, Director of Accounting, Director of Finance, or comparable level.
  • Demonstrated experience managing people and improving accounting policies and procedures.
  • Strong tax background, including experience with closely held flow-through entities, partnership taxation, tax returns, and K-1s.
  • Experience performing the work in an industry setting rather than solely reviewing it in public accounting.
  • Strong forecasting, financial reporting, treasury, and cash management capabilities.
  • High level of professionalism, discretion, integrity, and trustworthiness.
  • Ability to translate detailed financial information into clear reporting and useful KPIs for principals and stakeholders.
  • Ability to work from the Las Vegas office.
Preferred experience
  • Experience in real estate, construction, a family office with substantial real estate holdings, or an adjacent industry.
  • Familiarity with Sage accounting software.
