Job description

Responsible for the integrity of financial information for a portfolio of properties in compliance with generally accepted accounting principles (GAAP), company policy and contractual arrangements. Ensure strong system of internal control in support of SOX 404. Review and analyze monthly net operating incomes (NOI) and quarterly budgets/forecasts. Review leasing activity to ensure appropriate accounting treatment to include type of lease, the GAAP commencement date and lease term. Meet regularly with regional directors/vice presidents and asset managers to share information and resolve issues. Provide guidance and supervision for Operations Accounting teams typically consisting of 1 Portfolio Controller and at least 1 Project Accountant. (Portfolio size and number of leases may vary depending on complexity). Number of teams may vary depending on other responsibilities assigned as determined by Management.

ESSENTIAL FUNCTIONS:

Guidance and Leadership

Ensure historical books and records for assigned portfolio of properties are maintained in compliance with reporting requirements.

Ensure effective Internal controls are in place to identify discrepancies.

Teams appropriately explain variances against budget, forecast, or prior years’ results as required and recommend correcting journal entries if needed.

Teams complete account reconciliations for your review

Teams prepare reporting for property management and meet with them monthly to review results, discuss potential issues, resolve outstanding issues and to update forecasts.

Support internal & external audits as needed.

Financial Reporting, Analysis & Compliance

Evaluate financial statements for risk, completeness, and compliance with generally accepted accounting principles (GAAP).

Propose significant estimates/adjustments as required.

Prepare summary reporting and analysis for management and Executive leadership and external reporting requirements on a monthly, quarterly, and annual basis to explain results against prior periods and budgets.

Prepare or review consolidated schedules and documentation for audit purposes including responding to auditor inquiries.

Provide decision support for Operations team with regular interaction with Regional Directors/Vice Presidents and Asset Management.

Budget & Forcasting

  • Responsible for reviewing and monitoring of budget and reforecasts for all components of NOI.
  • Evaluate probability and risks to ensure that portfolio results are reasonable, propose adjustments accordingly.
  • Meet with Regional Director/VP to review preliminary results before finalizing.
  • Review and monitor activity for current and future transactions including leasing, acquisitions, dispositions, joint venture, or lending agreements.
  • Coordinate activities with other departments to ensure successful transactions including legal, asset management, operations management, and other departments within the finance function as needed.

Team Development

  • Responsible for staff management including recruiting/hiring, supervision, disciplinary actions, recognition, salary administration, performance appraisals and terminations.
  • Develops and trains staff to ensure high skill levels and technical competence.
  • Partners with Human Resources on employee development and planning initiatives.

SECONDARY RESPONSIBILITIES:

  • Coordinate with other departments to resolve issues which impact multiple areas. Collaborate regularly with Lease & Billing Administration, Accounts Receivable, Construction and Development Accounting and Financial Planning & Analysis.
  • Participate in the due diligence process for acquisitions, dispositions or financings which requires an intense effort in a compressed time.
  • Assist Treasury and Corporate Accounting with external lender reporting package analysis. Identify issues on properties related to loan restrictions and communicate to Treasury and Corporate Accounting
  • Maintain close working relationship with Operations Management, Property Management, and Asset Managers to ensure information sharing in both directions.
  • Perform other job-related duties as assigned.

QUALIFICATIONS:

Education -

  • Bachelors Degree in Accounting or related field.
  • MBA preferred.

Required Certifications - CPA

Professional Experience - 8 years of related accounting experience, property accounting experience a plus and 2 years of supervisory experience strongly preferred.

Computer Skills -

  • PC proficiency using Microsoft Office applications (Word, Excel, Outlook, etc.) and ability to learn company specific software.
  • Ability to adapt to new or changing software programs
  • Familiarity with accounting systems such as Yardi Voyager or JD Edwards. Experience with Blackline is a plus.

Mobility - Occasional travel to portfolio locations.

Other Requirements -

  • Strong supervisory, analytical, technical, interpersonal and communication skills required.
  • Must be able to comprehend complex business transactions and documents.
  • Demonstrated experience in budgeting, forecasting and proforma preparation and analysis required.
  • Exceptional understanding of GAAP and Sarbanes Oxley.
  • Well developed analytical skills and the ability to identify key business drivers.
  • Excellent interpersonal, organizational and communication skills.
  • Ability to lead and motivate a team of people

Pay Range: $110,00 - $130,000

Bachelors or better in Accounting.

Experience Required 8 years:
