Job Summary

Commercial Contracting Corporation is seeking an experienced Senior Project Manager - Concrete Self-Perform Services to lead large-scale industrial and commercial concrete construction projects. This role is responsible for overseeing all phases of concrete self-perform operations, including structural foundations, flatwork, formwork, rebar coordination, concrete placement, finishing, budgeting, scheduling, subcontractor management, and project closeout.


The Senior Project Manager will partner with clients, field operations teams, engineers, subcontractors, and executive leadership to ensure projects are completed safely, on schedule, within budget, and to the highest quality standards. Projects may range from approximately$30 million to $150 million. Travel may be required


Essential Responsibilities


Project Leadership & Management

  • Lead all phases of concrete construction projects from preconstruction through final closeout.
  • Oversee project planning, scheduling, budgeting, forecasting, and cost control.
  • Coordinate with owners, architects, engineers, subcontractors, and internal project teams.
  • Manage project buyouts, contract administration, change orders, estimates, and procurement activities.
  • Develop and maintain project schedules using industry-standard scheduling tools.


Concrete Construction Operations

  • Direct concrete self-perform operations including:
    • Structural concrete
    • Foundations
    • Flatwork
    • Elevated slabs
    • Formwork systems
    • Reinforcing steel (rebar) coordination
    • Concrete placement and finishing
  • Monitor labor productivity, equipment utilization, and material costs.
  • Support field supervision and ensure efficient execution of work.


Safety & Quality

  • Champion a safety-first culture throughout all project phases.
  • Ensure compliance with company safety policies, OSHA requirements, and customer-specific standards.
  • Promote quality control processes and continuous improvement initiatives.
  • Partner with site safety teams to ensure safe project execution.


Financial Forecasting & Productivity Management

  • Responsible for monthly financial forecasting and presentation of project financial performance to the Director, incorporating all aspects of project cost, revenue, productivity, risk, and forecasted outcomes.
  • Monitor and analyze project financial metrics to identify trends, variances, and opportunities for corrective action.
  • Responsible for daily productivity tracking of all designated labor activities on assigned projects, ensuring accurate performance measurement against budgets and production targets.
  • Lead and facilitate over/under budget meetings related to production tracking, labor performance, and forecast accuracy, while developing action plans to address variances and improve project outcomes.


Team Development

  • Mentor and develop project managers, project engineers, and field leaders.
  • Lead project meetings, planning sessions, and client reviews.
  • Build and maintain strong relationships with clients, vendors, and subcontractors.
  • Support recruiting, onboarding, and training initiatives.


Qualifications

  • Bachelor's degree in Construction Management, Civil Engineering, or a related field preferred.
  • 12+ years of experience managing self-perform concrete or foundation work on industrial, manufacturing, data center, energy, heavy commercial, or large-scale construction projects.
  • Strong knowledge of:
    • Concrete construction methods
    • Formwork systems
    • Rebar detailing
    • Concrete placement and finishing
    • Project scheduling
    • Cost management
    • Estimating and forecasting
  • Experience with construction management software such as Procore, Sage 300, Primavera P6, Microsoft Project, or Tekla.
  • Demonstrated leadership, negotiation, communication, and organizational skills.
  • Experience delivering projects through Design-Build, General Contracting, or Construction Management methods preferred.
