Job description

Brady Sullivan is seeking an experienced, results-driven Senior Project Manager to lead complex construction and renovation projects from planning through completion. This role is responsible for providing strategic leadership, overseeing multiple concurrent projects, managing cross-functional teams, and ensuring projects are delivered safely, on schedule, within budget, and to the highest quality standards. The Senior Project Manager serves as a key liaison between executive leadership, clients, contractors, and internal departments while driving operational excellence and maximizing project profitability.

Essential Responsibilities
  • Lead and manage multiple construction and capital improvement projects simultaneously from pre-construction through project closeout.
  • Provide strategic oversight of project schedules, budgets, contracts, procurement, risk management, and resource allocation.
  • Develop, monitor, and maintain detailed project timelines to ensure all milestones and company-established completion dates are achieved.
  • Prepare, manage, and forecast project budgets, ensuring cost controls and profitability objectives are consistently met.
  • Negotiate, review, and administer contracts with vendors, subcontractors, and consultants.
  • Direct the procurement process utilizing competitive bidding strategies to secure quality materials and services while maximizing cost efficiencies.
  • Interpret and evaluate blueprints, architectural drawings, engineering documents, specifications, and project proposals to ensure compliance with design intent and company standards.
  • Conduct regular project site inspections to monitor safety, quality, productivity, and adherence to project schedules.
  • Lead project meetings with internal stakeholders, clients, architects, engineers, and subcontractors to proactively resolve issues and maintain project momentum.
  • Oversee project documentation, change orders, requests for information (RFIs), submittals, and project records to ensure accuracy and regulatory compliance.
  • Supervise, mentor, and develop Project Managers, Maintenance Technicians, and field personnel assigned to projects while fostering a culture of accountability and continuous improvement.
  • Build and maintain strong working relationships with clients, vendors, subcontractors, municipal officials, and internal leadership.
  • Identify project risks early and implement proactive solutions to minimize schedule delays, budget impacts, and operational disruptions.
  • Provide executive leadership with regular project status reports, financial updates, forecasts, and recommendations for strategic decision-making.
  • Ensure compliance with all company policies, applicable building codes, OSHA regulations, and industry best practices.
  • Make independent decisions with minimal supervision while effectively managing competing priorities in a fast-paced environment.
Qualifications
  • Extensive knowledge of commercial and residential construction management practices.
  • Comprehensive understanding of plumbing, electrical, HVAC, carpentry, painting, structural systems, and general construction trades.
  • Proven ability to lead multiple large-scale projects while maintaining exceptional quality, schedule, and budget performance.
  • Strong financial management skills, including budgeting, forecasting, cost analysis, and contract administration.
  • Excellent leadership, organizational, negotiation, and conflict-resolution skills.

Education & Experience
  • High School Diploma required; Associate's or Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.
  • Minimum of 7–10 years of progressively responsible construction project management experience, including leadership of complex, multi-phase projects.
  • Project Management Professional (PMP), Certified Construction Manager (CCM), OSHA certifications, or other industry-recognized credentials are strongly preferred.
  • Experience managing multiple project teams, subcontractors, and multimillion-dollar project budgets is highly desirable.
