CONSTRUCTION PROJECT MANAGER

Yountville, CA

Laying in the heart of Napa Valley, The Estate Yountville features two magnificent hotels that embody the perfect getaway and retreat. Surrounded by vineyards, Michelin-star restaurants and exquisite views in Yountville, our 22-acre haven sits among one the most coveted viticulture regions in the world. We invite our guests to immerse themselves in a redesigned Wine Country experience in a delightfully vino-cultured manner: two luxury hotels with decidedly different personalities – the vibrant Hotel Villagio and its sophisticated counterpart, Vintage House, a chic and tranquil sanctuary. A combined room-count of nearly 200 rooms and suites allows us to create a memorable experience for any occasion!

The Estate Yountville is seeking an experienced, hands-on Construction Project Manager to oversee construction, renovation, and capital improvement projects throughout the property.

This position will have end-to-end responsibility for project delivery, from initial planning and budgeting through construction, closeout, and turnover to operations. The ideal candidate is highly organized, financially disciplined, comfortable managing multiple contractors and consultants, and focused on delivering projects on time, on budget, and to The Estate Yountville's quality standards.

Key Responsibilities

  • Manage construction projects from initial scope and planning through final completion and turnover.
  • Develop and maintain detailed project schedules, budgets, and completion milestones.
  • Manage architects, engineers, general contractors, subcontractors, vendors, consultants, and other project participants.
  • Solicit and evaluate bids, proposals, contracts, change orders, and vendor pricing.
  • Monitor project costs and maintain accurate forecasts of committed and anticipated expenditures.
  • Maintain strict control over scope changes, change orders, schedule impacts, and cost overruns.
  • Conduct regular job-site meetings and inspections and maintain direct visibility into day-to-day construction progress.
  • Identify potential problems early and take responsibility for resolving issues before they affect budget, schedule, or operations.
  • Coordinate permitting, inspections, utilities, consultants, and other governmental or third-party requirements.
  • Coordinate construction activities with Estate operations to minimize disruption to guests, employees, events, restaurants, and hotel operations.
  • Review contractor payment applications and verify percentage of completion before recommending payment.
  • Maintain complete project documentation, including contracts, plans, budgets, schedules, RFIs, submittals, change orders, permits, warranties, and closeout materials.
  • Manage punch lists, final inspections, project closeout, and turnover to Estate operations.
  • Provide ownership and senior management with concise, regular reporting on budget, schedule, progress, risks, and outstanding decisions.

Qualifications

  • Minimum 5+ years of construction project management experience, preferably involving hospitality, hotels, restaurants, resorts, commercial construction, or high-end renovation.
  • Demonstrated experience managing projects from preconstruction through completion.
  • Strong knowledge of construction budgeting, scheduling, contracting, procurement, and change-order management.
  • Ability to read and understand architectural and engineering drawings and construction documents.
  • Strong financial and organizational skills with exceptional attention to detail.
  • Comfortable working directly with ownership, senior management, architects, contractors, and field personnel.
  • Ability to manage multiple projects simultaneously in an active operating environment.
  • Strong communication, negotiation, and problem-solving skills.
