Construction Project Manager to lead projects from pre-construction through final delivery.

POSITION OVERVIEW
The Construction Project Manager is responsible for overseeing all phases of assigned residential and
commercial construction projects — from initial planning and scheduling through client delivery. This role
demands strong leadership, exceptional organizational skills, and the ability to manage multiple stakeholders
in both English and Spanish. The ideal candidate brings a minimum of 4 years of high-end residential project
management experience and at least 1 year in commercial construction.

REQUIREMENTS
Experience
‣ Minimum 4 years of project management experience in high-end / luxury residential construction
‣ Minimum 1 year of project management experience in commercial construction
‣ Demonstrated success managing projects from $1M to $5M+ in value
‣ Hands-on experience with full project lifecycle: pre-construction, permitting, construction, and closeout

Technical Skills
‣ Proficiency in Buildertrend or similar construction management platforms
‣ Proficient in Microsoft Office Suite (Word, Excel, Outlook) and Microsoft Project
‣ Proficient in Bluebeam Revu for plan review, markups, and document management
‣ Ability to read and interpret architectural drawings, structural plans, MEP documents, and specifications
‣ Experience preparing RFIs, submittals, change orders, cost estimates, and redline drawings
‣ Familiarity with Miami-Dade and Broward County permitting processes and building codes

Education
‣ Bachelor's degree in Construction Management, Architecture, or a related field preferred
‣ Equivalent combination of education and verifiable field experience will be considered

Language

KEY RESPONSIBILITIES
Project Planning & Scheduling
‣ Manage all phases of assigned construction projects from pre-construction planning through certificate
of occupancy
‣ Develop detailed construction schedules including milestones, deliverables, and critical path items
‣ Allocate labor, equipment, and materials resources efficiently across active project sites
‣ Identify schedule risks early and implement corrective actions to keep projects on track
Budget & Contract Management
‣ Monitor project budgets; track costs and provide regular financial reporting to ownership
‣ Assist in developing contract documents, including scope of work, specifications, and cost estimates
‣ Prepare and negotiate contract modifications and change orders with subcontractors and vendors
‣ Review and approve subcontractor pay applications and invoices in accordance with contract terms
Site Supervision & Quality Control
‣ Supervise onsite personnel, subcontractors, and trade partners to ensure work meets plans and
specifications
‣ Conduct regular site inspections to enforce quality standards and adherence to contract documents
‣ Maintain as-built drawing sets and ensure the construction schedule is updated regularly
‣ Keep accurate daily field notes and produce comprehensive daily and weekly reports
Communication & Coordination
‣ Serve as the primary point of contact for clients, architects, engineers, and design consultants
‣ Coordinate with project inspectors, city and county officials, and building management throughout
construction
‣ Facilitate weekly project meetings and distribute meeting minutes to all stakeholders
‣ Communicate daily with Spanish-speaking subcontractors and clients in both English and Spanish
RFIs, Submittals & Documentation
‣ Prepare, track, and manage RFIs (Requests for Information) and submittals throughout the project
‣ Ensure timely review and approval of submittals from architects, engineers, and governing authorities
‣ Maintain organized and complete project documentation in Procore or Buildertrend
Safety & Compliance
‣ Enforce and promote a culture of jobsite safety in compliance with OSHA standards and company
policies
‣ Conduct regular safety walks; document and address any observed hazards or non-compliance
‣ Ensure all construction activities comply with applicable local, state, and federal regulations
‣ Verify all subcontractors maintain current insurance certificates, licenses, and safety records
