Job Title: Project Manager

Job Description

The Project Manager oversees the planning, management, and execution of assigned construction projects, with a strong focus on scheduling, billing, and controlling direct job material and labor costs to ensure profitability. Working closely with the Superintendent, this role also ensures a safe work environment and effective coordination across estimating, accounting, safety, and field operations throughout the life of each project.

Responsibilities

  • Plan and manage all phases of assigned projects to ensure successful execution, on-time delivery, and profitability.
  • Develop comprehensive CPM (Critical Path Method) schedules and collaborate with the Superintendent to align field activities with the project plan.
  • Participate in Project Hand-off Meetings with Estimating, Accounting, Safety, and the Superintendent to review project scope, budget, schedule, and risk areas.
  • Participate in Constructability Review Meetings when requested by Estimating, providing detailed comments and concerns related to site logistics, sequence of construction, material selections, and required details.
  • Purchase subcontracts and issue purchase orders in alignment with project budgets and schedules.
  • Track project buyout to ensure subcontract and material costs remain within budget and support project profitability.
  • Establish a schedule of values for billing and coordinate review and approval with the appropriate project leadership.
  • Manage project billing processes, ensuring accuracy, timeliness, and alignment with contractual requirements.
  • Estimate and negotiate change orders, ensuring fair pricing, clear scope definition, and timely resolution.
  • Complete budget revisions accurately and in a timely manner upon approval of change orders.
  • Work closely with accounting to update project budgets and verify the accuracy of financial data and cost reports.
  • Generate and issue change orders to subcontractors, ensuring proper documentation and communication.
  • Partner with the Superintendent to maintain a safe work environment and ensure adherence to safety standards and procedures.
  • Monitor project performance, identify risks and issues, and implement corrective actions to keep the project on track.
  • Maintain clear, professional communication with internal teams, subcontractors, and other project stakeholders.

Essential Skills

  • Proven experience in project management within construction or commercial construction environments.
  • Strong experience in construction management, including scheduling, budgeting, and field coordination.
  • Experience working with RFIs (Requests for Information) and other construction project documentation.
  • Demonstrated ability to manage project budgets and control material and labor costs.
  • Proficiency with CPM scheduling methodologies and tools.
  • Knowledge of commercial construction processes, site logistics, and sequence of construction.
  • Ability to estimate and negotiate change orders effectively.
  • Familiarity with OSHA 30 safety principles and requirements.
  • Proficiency in Microsoft Office applications for project documentation, reporting, and communication.
  • Strong analytical and problem-solving skills with attention to detail.
  • Effective communication and collaboration skills to work with estimating, accounting, safety, superintendents, and subcontractors.

Additional Skills & Qualifications

  • Experience in commercial construction projects across multiple locations is beneficial.
  • Comfort working on projects that may be located in areas such as Rochester, Hornell, Cornell, Cayuga, Ithaca, Mansfield, Cooperstown, and North Pennsylvania.
  • Experience in construction estimating is an advantage.
  • Ability to contribute constructability insights related to site logistics, sequencing, material selections, and detailing.
