Overview

Next 150 Construction is seeking a Senior Construction Project Manager to serve as the on-site leader responsible for the overall direction, completion, and financial outcome of large, complex self-perform construction projects or multiple projects.

Next 150 Construction, a wholly owned subsidiary of Gilbane Building Company, serves as the self-perform, equipment, and materials arm for Gilbane Building Company. This position will play a critical role in driving project execution, operational excellence, field productivity, safety, quality, and profitability while helping develop and mentor the next generation of project leaders.

This role will sit primarily on the jobsite and serve as an integral member of both the Next 150 project team and the broader organization. The Senior Construction Project Manager will provide leadership to project staff, including Project Managers, Project Engineers, Superintendents, field personnel, and trade partners, while fostering a collaborative, inclusive, and high-performing culture.

Responsibilities

Project Leadership & Execution

  • Lead the overall direction, execution, completion, and financial performance of large, complex self-perform construction projects.
  • Provide leadership and mentorship to Project Managers, Project Engineers, Superintendents, and field personnel while fostering a positive team environment.
  • Manage projects using established controls, procedures, and reporting tools.
  • Lead constructability reviews, coordination efforts, and key project meetings with owners, architects, subcontractors, and internal teams.
  • Develop and execute project-specific strategies to ensure successful delivery.

Safety & Quality

  • Develop and implement project-specific safety and quality plans in partnership with corporate safety personnel.
  • Provide visible leadership in safety, quality, and compliance across all project activities.
  • Ensure project teams consistently meet or exceed company and contract requirements.

Financial Management

  • Oversee project forecasting, budgeting, cash flow, billings, profitability, and financial reporting.
  • Monitor project performance metrics and implement corrective actions when necessary.
  • Develop contingency and recovery plans to address project risks and changing conditions.

Contract Administration & Risk Management

  • Lead subcontracting strategy, buyout activities, and contract administration.
  • Review scopes of work, contracts, purchase orders, and trade partner agreements.
  • Develop and execute risk mitigation plans while ensuring compliance with contractual, insurance, and bonding requirements.
  • Manage change orders and contractual notice provisions.

Preconstruction & Planning

  • Lead preconstruction planning, estimating, scheduling, logistics, and cost control efforts.
  • Partner with estimating teams to develop budgets and execution strategies.
  • Maintain CPM schedules, identify potential impacts, and implement mitigation plans.

Self-Perform Operations

  • Collaborate with field leadership, labor crews, equipment planners, and operations teams to maximize productivity and efficiency.
  • Coordinate labor, equipment, material planning, and staffing requirements.
  • Drive continuous improvement initiatives focused on operational excellence and self-perform performance.

Business Development & Client Relationships

  • Build and maintain strong relationships with clients, partners, subcontractors, and industry stakeholders.
  • Support business development efforts, project pursuits, and client engagement activities.
  • Represent Next 150 and Gilbane as the "Builder of Choice" within the market.

Team Development & Culture

  • Coach and develop project staff through mentorship and career growth opportunities.
  • Foster an inclusive, collaborative, and high-performing culture.
  • Communicate organizational goals and align project teams with company objectives.
Qualifications
  • Bachelor's or Master's degree in Engineering, Construction Management, or related field.
  • 10-15+ years of progressive construction management experience.
  • Experience managing projects valued at $50 million or larger.
  • Experience leading self-perform construction operations preferred.
  • Equivalent combinations of education and experience will be considered.
KNOWLEDGE, SKILLS & ABILITIES
  • Strong technical construction knowledge and communication skills.
  • Proven ability to lead large project teams and manage complex construction projects.
  • Experience with project financial management, forecasting, and cost control.
  • Advanced scheduling and CPM planning experience.
  • Experience coordinating multiple trades and administering subcontract agreements.
  • Strong understanding of construction contracts, risk management, and change management processes.
  • Estimating and preconstruction experience preferred.
  • Experience working in a self-perform construction environment strongly preferred.
  • Union construction experience preferred.
  • Proficiency with:
    • Procore
    • Bluebeam
    • Microsoft Office Suite
    • Primavera P6 or equivalent scheduling software
  • Ability to work effectively in a collaborative team environment while driving accountability and results.
