Job Description
PURPOSE
The Construction Accountant is responsible for accounting and reporting activities related to residential and commercial renovation and development projects. This role works across multiple departments and is the liaison between construction, asset management and accounting. The position includes job costing, AIA billing, construction draw preparation and reconciliation, budget tracking, subcontractor payment processing, and preparation of quarterly and annual financial reports and work papers in accordance with GAAP and IFRS. The position reports to the Senior Vice President with additional oversight and reporting responsibilities to the Divisional Controller.
This is a hands-on individual contributor role responsible for ensuring all construction-related activity is accurately recorded, reconciled, reported, and analyzed to enhance performance.
Qualifications
DUTIES AND RESPONSIBILITIES
Construction Accounting
  • Manage the full cycle job costing across all active construction projects, including cost coding, budget allocation, and variance tracking
  • Prepare and process AIA billing documentation (G702/G703) and other standard forms for development projects
  • Prepare construction draw packages for lender submission, including supporting schedules, invoices, and lien waivers
  • Reconcile construction draws against project budgets, loan advances, and general ledger entries
  • Track and reconcile retention payable and receivable across active projects
  • Process subcontractor and vendor payments, including verification of insurance, lien waivers, and contract compliance
  • Maintain budget-to-actual reporting at the project level and identify cost variances
  • Support the timely capitalization and placement into service of completed projects
  • Partner with internal teams to monitor redevelopment and new project progress

Financial Reporting
  • Liaison with Property Accounting Team to facilitate construction-related journal entries, including accruals, reclassifications, and intercompany entries
  • Support monthly and quarterly close processes for entities with construction activities
  • Ensure all transactions are recorded in accordance with company accounting policies, procedures, and close timelines
  • Prepare recurring and ad hoc reports related to project and capital activity
  • Assist with accounting support for acquisitions, dispositions, leasing activity, and quarterly close processes

Systems, Process Support and Project Analytics
  • Work within Yardi Job Cost and Construction Manager to maintain accurate project cost coding and reporting
  • Develop and support construction draw processing SOPs and continuous workflow improvements
  • Develop and generate project management reports to track hard and soft costs including materials, labor, time, interest, and loss of rents.
  • Conduct project performance analysis and reporting to enhance outcomes
  • Assist with system clean-up, data validation, and maintenance of construction-related accounts
  • Identify opportunities to improve accounting processes, workflows, and reporting efficiency

Collaboration & Communication
  • Serve as a key accounting contact for construction and development-related inquiries
  • Coordinate with project managers, development teams, lenders, contractors, and internal stakeholders
  • Communicate proactively regarding cost overruns, draw discrepancies, and process gaps
  • Escalate unusual transactions or accounting issues appropriately
  • Contribute to broader portfolio-wide capital initiative oversight efforts
  • Support special projects assigned by management

This role is intended to be a long-term position supporting the continued growth of the construction and development pipeline. Success is measured by draw accuracy, general ledger integrity, close timeliness, proactive communication regarding project cost variances, and leveraging analytics to improve operational performance.
REQUIREMENTS
  • 5+ years of accounting experience, including 2-4+ years in construction accounting (real estate development or general contractor environment preferred)
  • Hands-on experience with AIA billing (G702/G703), construction draw processing, and job costing
  • Familiarity with retention tracking, lien waiver processing, and subcontractor payment workflows
  • Experience in a multi-entity or multi-project environment preferred
  • Strong attention to detail, organization, and execution
  • Ability to work independently while collaborating closely with accounting leadership
  • ERP experience required; Yardi Job Cost and Construction Manager strongly preferred
  • Proficiency in Excel, Power BI, IntelAgree, Copilot AI, and SharePoint is strongly preferred
  • Experience with Sage 300 CRE, Procore, or NetSuite is a plus
  • CPA preferred
