Property Manager

Capitol Hill | Omaha, NE

Burlington Capital Properties is seeking an experienced and customer-focused Property Manager to lead the day-to-day operations of Capitol Hill Apartments in Omaha, Nebraska. This position plays a key role in overseeing property operations, supporting and leading the on-site team, and creating a positive living experience for residents.

The successful candidate will bring strong leadership, organizational, communication, and problem-solving skills, along with experience in property management, leasing, resident relations, and customer service. This individual will be responsible for helping the team achieve property goals while maintaining high standards for resident service and daily operations.

Schedule

Full-Time | Monday-Friday | 8:00 AM-5:00 PM | Some weekend hours possible

The Successful Property Manager Will:
  • Lead and oversee the day-to-day operations of the property.
  • Hire, train, direct, motivate, and support on-site personnel.
  • Provide leadership, guidance, and accountability to help the team achieve property goals.
  • Interact and communicate effectively with employees, residents, prospective residents, vendors, and the general public.
  • Oversee leasing, resident retention, and customer service activities.
  • Monitor property occupancy and support strategies to achieve leasing and retention goals.
  • Prioritize workloads and provide direction to on-site personnel to ensure property needs are addressed effectively.
  • Conduct regular property inspections and help ensure the community is maintained to established standards.
  • Demonstrate strong problem-solving and conflict-resolution skills when addressing operational, resident, or team concerns.
  • Oversee financial operations, including timely collection, deposits, recordkeeping, expense allocation, and adherence to budget guidelines.
  • Monitor property expenses and work within established budget requirements.
  • Maintain accurate property records and ensure required reporting and documentation are completed timely.
  • Participate in staff meetings, company meetings, training, and the annual manager conference as required.
  • Perform other duties and responsibilities as assigned by management.

REQUIRED SKILLS & EXPERIENCE:

  • Minimum of three years of property management experience preferred.
  • Prior supervisory or management experience required.
  • Demonstrated ability to lead, motivate, and support a team.
  • Strong organizational and interpersonal skills.
  • Demonstrated problem-solving and conflict-resolution skills.
  • Experience with leasing, resident relations, retention, and customer service.
  • Ability to work independently with minimal supervision while contributing to a team environment.
  • Ability to use computers and available technology for communication, financial reporting, recordkeeping, and personnel management.
  • Basic math and bookkeeping skills.
  • Ability to communicate effectively and professionally, both verbally and in writing.
  • Ability to interact positively with residents, employees, vendors, and the general public.

PHYSICAL REQUIREMENTS:

  • Ability to sit, stand, walk, bend, stoop, and move throughout the property as needed to perform job duties.
  • Ability to walk throughout the community and conduct property inspections and tours.
  • Ability to use stairs and navigate buildings and grounds as necessary to perform job responsibilities.
  • Ability to use a computer, telephone, and other office equipment for extended periods.
  • Ability to occasionally lift, carry, push, or pull materials and supplies necessary to perform job duties.
