Job description

As the Community Manager, you will be responsible for creating a welcoming atmosphere at the property by managing day-to-day operations, coordinating resident communications and community events, supporting compliance initiatives, and assisting the Board of Directors with administrative oversight. This role serves as the main point of contact for residents and vendors and plays a critical role in maintaining a high standard of community living.
Requirements
Resident Relations & Community Engagement
  • Serve as the property's primary point of contact for residents and guests.
  • Respond to inquiries and log resident issues or concerns with appropriate follow-up.
  • Communicate important property notices and updates clearly and in a timely manner.
  • Coordinate community surveys and gather resident input on events and improvements.
  • Facilitate resident compliance with community rules and governing documents.
  • Plan and support community-building initiatives.

Operations & Oversight
  • Monitor building activity, vendor performance, and overall operations.
  • Review internal processes and ensure adherence to policies, legal requirements, and best practices.
  • Manage security protocols, including monitoring cameras and maintaining secure building access.
  • Accept deliveries, log packages, and notify residents.
  • Track building inspection schedules, compliance dates, and service contracts.
  • Manage and provide oversight of maintenance staff.

Board & Governance Support
  • Assist Board members with record keeping and operational responsibilities.
  • Attend and support Board and member meetings; take and distribute minutes as needed.
  • Maintain and update property records and Board files.
  • Help prepare quarterly and annual resident reports.

Compliance & Legal Monitoring
  • Identify and monitor compliance with property-specific and jurisdictional requirements.

  • Conduct periodic compliance reviews and implement corrective measures.
  • Collaborate with internal compliance teams as needed.

Financial & Budget Support
  • Assist in preparing the annual budget and tracking spending.
  • Review monthly financial statements and report concerns to the Board.
  • Manage and deposit funds related to property tasks (e.g., laundry, recycling programs).

Facility Inspection & Maintenance Coordination
  • Conduct routine inspections of hallways, exteriors, and shared areas.
  • Submit and follow up on work orders for issues identified during inspections.
  • Maintain an improvement log and ensure issues are addressed promptly.

Requirements
  • High school diploma or equivalent (required).
  • Must be able to work full-time onsite with occasional evening or weekend commitments.
  • Basic proficiency in Microsoft Office Suite and general computer applications.
  • Ability to conduct property walkthroughs and lift/move up to 25 lbs.
  • Must be legally authorized to work in the United States.

Qualifications
  • Minimum of 3 years' experience in residential property management, preferably in a cooperative or condominium setting.
  • Experience serving in an on-site management capacity strongly preferred.
  • Familiarity with community association governance, resident relations, and property operations.
  • Professional designations such as CMCA, AMS, or PCAM are a plus.
  • Previous experience coordinating vendors, contractors, and building operations is helpful.
  • Exposure to budgeting and financial review processes is beneficial.

Working Conditions
