Position Summary
The Director of Sales (DOS) is responsible for leading the community's sales and occupancy growth strategy through direct selling, relationship development, and strategic lead management. This role serves as the driving force behind census development by building meaningful relationships with prospective residents, families, and referral partners while guiding leads through the decision-making process.
The ideal candidate is a motivated, competitive, and relationship-focused sales professional who thrives in a performance-driven environment. The DOS must be highly organized, goal-oriented, and energized by achieving occupancy targets, driving revenue growth, and creating urgency that leads to move-ins.
This is a true pay-for-performance role designed for a sales leader who takes ownership of results, embraces accountability, and is motivated by uncapped earning potential tied directly to occupancy growth and sales success.
Essential Duties and Responsibilities
Sales & Occupancy Growth
  • Manage the full sales cycle from initial inquiry through move-in.
  • Respond to and manage all leads generated through advertising, outreach, referrals, networking, and community engagement efforts.
  • Build strong relationships with prospective residents and families through consistent communication and follow-up.
  • Execute all aspects of the community sales process including discovery, overcoming objections, relationship building, and closing techniques.
  • Conduct professional and emotionally engaging community tours that inspire confidence and urgency.
  • Maintain accurate lead tracking and sales activity documentation within the CRM system.
  • Pull and analyze sales reports including lead volume, conversion metrics, occupancy trends, and move-in activity.
  • Collaborate with the Executive Director and operational leaders to develop occupancy strategies and achieve census goals.
  • Conduct weekly strategy meetings with leadership regarding occupancy performance and sales opportunities.
  • Maintain tour readiness and ensure model rooms and common areas present well for prospective residents and families.
  • Plan and execute community sales events designed to generate qualified leads and increase visibility.

Market Awareness & Revenue Optimization
  • Conduct competitive market analysis and maintain awareness of local senior living trends and competitor activity.
  • Identify opportunities to improve occupancy, lead generation, and conversion performance.
  • Utilize pricing strategies, incentives, and inventory management tools to maximize revenue and occupancy growth.
  • Analyze sales metrics and provide recommendations to improve business operations and community performance.
  • Maintain strong understanding of the local market and referral landscape.

External Business Development
  • Develop and maintain strong referral relationships with hospitals, physicians, rehab facilities, skilled nursing communities, home health agencies, and local organizations.
  • Conduct regular outreach efforts to expand professional referral networks.
  • Plan and execute presentations, networking opportunities, and community outreach initiatives.
  • Properly document referral development efforts and networking activities within the CRM system.

Resident Move-In Coordination
  • Guide residents and families through the move-in process with professionalism and urgency.
  • Review and facilitate completion of move-in documentation and required paperwork.
  • Coordinate resident assessments with the clinical team.
  • Partner with the Executive Director, Business Office Manager, and Director of Health & Wellness to ensure smooth resident transitions and regulatory compliance.
  • Ensure all move-in documentation is completed accurately and timely prior to move-in date.

Leadership & Professionalism
  • Participate actively in leadership meetings, trainings, and community initiatives.
  • Maintain professionalism, integrity, and strong representation of the Arvum Senior Living brand.
  • Stay current on senior living industry trends, sales strategies, and professional development opportunities.
  • Support a culture of accountability, collaboration, and performance excellence.
  • Perform additional duties as assigned.

Qualifications
  • Bachelor's degree in Marketing, Business, Public Relations, or related field preferred.
  • Minimum of two (2) years of sales or marketing experience in senior living preferred.
  • Proven ability to build relationships and convert leads into move-ins.
  • Experience working within CRM systems and managing sales pipelines.
  • Strong communication, presentation, and organizational skills.
  • Proficient in Microsoft Office including Word, Excel, Outlook, and PowerPoint.
  • Ability to work independently while managing multiple priorities in a fast-paced environment.
  • Strong sense of urgency, accountability, and customer service.
