About the Opportunity

KRS Holdings is seeking an experienced, energetic, and highly organized Community Manager to lead the day-to-day operations of Clachan Properties, a Class A, scattered-site portfolio in Center City Richmond with a strong focus on student housing.

This is an exciting opportunity for a hands-on property management professional who thrives in a fast-paced environment and enjoys balancing resident experience, leasing, operations, team leadership, financial performance, and project management.

The ideal candidate is a strong communicator, problem solver, and relationship builder who can take ownership of a complex portfolio while maintaining the high standards expected of a Class A community.

_______________________________________________________________Key Responsibilities

Property Operations

  • Oversee the daily operations of a Class A scattered-site student housing portfolio.
  • Maintain high standards for curb appeal, property condition, resident satisfaction, and overall asset performance.
  • Conduct regular property inspections and coordinate maintenance, repairs, and capital improvements.
  • Ensure properties are compliant with company policies, Fair Housing regulations, and applicable local, state, and federal requirements.
  • Manage resident concerns and resolve issues quickly and professionally.

Leasing & Resident Experience

  • Drive leasing activity, occupancy, renewals, and resident retention.
  • Lead the leasing process from initial inquiry through move-in and renewal.
  • Develop strong relationships with residents, prospects, vendors, and community partners.
  • Deliver a high-quality customer experience consistent with a Class A property.
  • Monitor leasing traffic, follow-ups, applications, move-ins, move-outs, and renewal activity.

Student Housing Management

  • Understand and effectively manage the unique operational and leasing demands of student housing.
  • Coordinate student move-in and move-out processes and ensure units are prepared to a high standard.
  • Build positive relationships with students, parents, university contacts, and other stakeholders.
  • Effectively manage high-volume leasing periods and seasonal fluctuations.

Project Management

  • Lead and coordinate property-level projects, capital improvements, renovations, and special initiatives.
  • Develop project timelines, coordinate vendors and internal teams, and monitor progress through completion.
  • Track project budgets, deadlines, quality, and deliverables.
  • Identify potential operational challenges and proactively develop solutions.
  • Manage multiple projects simultaneously while maintaining day-to-day property operations.

Financial & Administrative Management

  • Assist with the development and management of property budgets.
  • Monitor operating expenses, delinquency, collections, and financial performance.
  • Review invoices, purchase orders, and vendor performance.
  • Maintain accurate property records and ensure timely completion of administrative responsibilities.
  • Utilize property management software and company systems to maintain accurate resident and property information.

Team Leadership

  • Lead, coach, and hold on-site team members accountable for performance and customer service.
  • Establish clear expectations and promote a culture of ownership, professionalism, and teamwork.
  • Coordinate effectively with maintenance, leasing, accounting, and corporate operations teams.
  • Provide training and support to team members as needed.
Qualifications
  • 3+ years of experience in property management, preferably in multifamily or student housing.
  • Previous experience managing Class A properties strongly preferred.
  • Experience managing scattered-site or multiple-location portfolios preferred.
  • Demonstrated project management experience, including renovations, capital projects, vendor coordination, or property improvement initiatives.
  • Strong knowledge of leasing, resident relations, collections, property operations, and maintenance coordination.
  • Strong understanding of Fair Housing laws and property management best practices.
  • Excellent organizational, communication, and problem-solving skills.
  • Ability to prioritize multiple projects and deadlines in a fast-paced environment.
  • Strong leadership and team-management skills.
  • Proficiency with property management software and Microsoft Office.
  • Ability to work occasional evenings or weekends during peak student housing periods or as business needs require.
