Clark Builders is excited to announce our search to fulfill a key leadership role within our Project Development team. The Project Development Manager will lead business development initiatives from the identification of opportunities that fit Clark Builders strategic business planning, to the execution of project prime contracts. This individual is a key member of the business unit leadership team and will be counted on as a key contributor for the growth and continued development of our operations. One of the key components of this position, is building relationships outside of the business with current and future clients, consultants, and trade partners. The role will have significant impact with respect to how we win, set-up and execute our industry leading services

Reports to: Director, Project Development

Duties and Responsibilities:

  • Initiate, develop and maintain excellent relationships with existing and potential clients, consultants, and trade partners in the primary strategic area of focus - accommodations, healthcare, commercial, institutional, education and energy.
  • Identify opportunities, develop sales funnel and manage pursuits.
  • Recognize opportunities for business that may arise in secondary areas of focus: self-perform concrete, metal building solutions, metal cladding solutions, solar and alternative energy.
  • Understand client's needs and be able to communicate with confidence how Clark Builders can successfully meet those objectives.
  • Identify new leads and manage follow-up, record keeping and information distribution.
  • Accountable for achieving sales targets.
  • Identify emerging market opportunities and monitor competitor activities.
  • Make recommendations on procurement strategies around future growth opportunities in support of the business plan including strategic hires, investments, and involvement in industry forums and events.
  • Seek out opportunities well in advance, that align with our strategic business plan.
  • Review and understand Proposals/ Tenders in order to complete Go-No-Go forms to gain consensus and approval to pursue an opportunity.
  • Lead the team and own the deliverables to meet the requirements of the response, organizing pre-bid meetings, producing materials for interviews and presentations, as well as the interview prep process.
  • Work closely with the Proposal team to generate focused, concise and high-quality responses to Expressions of Interest, Requests for Qualifications and Requests for Proposals.
  • Work with the Estimating, Project Development and Operations teams to provide proposals, prequalification documents, pre-construction estimates and development strategies.
  • Attend pre-award meetings as required and assist in the negotiation of final contracts.
  • Assist other members of the team in the development of effective promotional and marketing materials for the company.
  • Work with associations and community groups to help develop the Clark Builders brand.
  • Along with the Estimating department, work with assigned project team to transfer proposal and bid information to Project Managers, Coordinators and Superintendents at project startup.
  • Represent, promote and adhere to Clark Builders' policies, procedures and Core Values.
  • Attend industry and networking events as required.

Skills & Knowledge:

  • Proven ability to develop strategic internal and external relationships with key stakeholders.
  • Excellent relationships in the commercial construction business community and established network of industry contacts.
  • Superior communication skills (verbal, written & presentation).
  • Strong personal motivation and business development skills needed to proactively generate and win major project opportunities.
  • Friendly, outgoing demeanor with strong diplomatic skills to deal with a large variety of personalities with an ability to explain, defend and present ideas.
  • Excellent organizational, analytical and negotiation skills.
  • Capable of working under pressure to meet deadlines and prioritize work.

Qualifications:

  • Bachelor's Degree in Engineering, Business, or Technologist Certification would be an asset.
  • History in an AEC environment/company is an asset.
  • 5+ year's relevant experience in the construction, engineering, or architecture industry (Business Development, Design, Project Management, etc.).
  • Strong knowledge and understanding of construction typologies, delivery methods and different contract types.
  • Experience with estimating, project management, and/or preconstruction.
  • Experience and success with RFQ/RFP response creation, content development, and execution.
  • Ability to review and understand construction plans and specifications.
  • Familiarity with Building and Energy Codes is an asset.
  • Working knowledge and use of Salesforce is an asset.
  • Exposure or understanding of principles of lean thinking.
  • Experience with coaching teams in collaborative planning.
