The Community Manager II is responsible for the overall operational, financial, and physical performance ofmultiple residential communities. This position provides leadership, training, and operational support to onsite teams, ensuring company standards, resident satisfaction, regulatory compliance, and financial objectives are consistently achieved.

The Community Manager II leads by example, drives accountability, and partners with maintenance, regional leadership, and corporate departments to maximize occupancy, revenue, and resident retention.

• Oversee the daily operations of assigned communities.
• Ensure properties are maintained in accordance with company standards and local, state, and federal regulations.
• Monitor occupancy, leasing performance, delinquency, resident retention, and turnover.
• Conduct regular property inspections and implement corrective action plans as needed.
• Ensure exceptional customer service is delivered to residents and prospects.

• Assist with preparation and management ofannual operating budgets.
• Monitor monthly financial performance and identify opportunities to improve NOI.
• Review financial statements, variances, and operating expenses.
• Approve invoices and ensure timely processing.
• Maintain collection efforts and minimize delinquency.
• Budget tracking for all communities.

• Assist Post Road Managementwith onboarding and training needs as they arise.
• Conduct regular performance discussions and provide ongoing feedback.
• Promote accountability while fostering a positive team culture.
• Assist with performance improvement plans when necessary

• Ensure compliance with Fair Housing laws and all applicable local, state, and federal regulations.
• Maintain complete and accurate resident files.
• Ensure compliance with affordable housing programs including LIHTC, HUD, HOME, or other applicable programs when assigned.
• LIHTC experience & certification strongly preferred
• Assist with audits and agency inspections.

• Monitor leasing activity and marketing effectiveness.
• Review pricing strategies and recommend rental adjustments.

• Ensure accurate use of property management software including AppFolio and other company systems.
• Prepare weekly, monthly, and quarterly operational reports.

This position may perform other duties as assigned to support the operational needs and continued success of the company.

• High school diploma or GED required.
• Associate's or Bachelor's degree in Business, Property Management, Real Estate, or related field preferred.

• Minimum of 5 years of residential property management experience.
• Minimum of 2 years in a leadership or supervisory role.
• Experience managing multiple communities required.

• Strong knowledge of Fair Housing laws.
• Excellent leadership and coaching abilities.
• Strong financial and budgeting skills.
• Ability to analyze financial reports and operational metrics.
• Excellent conflict resolution and customer service skills.
• Strong organizational and time management skills.
• Excellent written and verbal communication skills.
• Ability to prioritize multiple projects in a fast-paced environment.
• Proficient in Microsoft Office Suite.
• Experience with AppFolio, Paycom, and other property management software preferred.

• Certified Apartment Manager (CAM) preferred.
• LIHTC Experience & Certification preferred.
• Valid driver's license with reliable transportation required.

• Ability to walk properties, climb stairs, and inspect buildings.
• Ability to lift up to 25 pounds occasionally.
• Ability to sit, stand, bend, and use standard office equipment for extended periods.
• Ability to travel between assigned properties as needed.
