Apartment Maintenance Service Technician
Location: Texarkana, AR
Our beautiful apartment community in Texarkana, Arkansas, is seeking a skilled and experienced Apartment Maintenance Service Technician to join our maintenance team. This is an excellent opportunity for an HVAC/EPA certified maintenance professional looking to take on a varied and hands-on role with a successful and growing company.

Key Responsibilities
The Service Technician reports to the Community Manager and is responsible for the overall maintenance of the property, including but not limited to:
  • Performing all maintenance and repair work (major and routine) for apartments, buildings, common areas, breezeways, irrigation systems, and grounds.
  • Completing all service requests within one business day, except in extraordinary circumstances.
  • Performing turnkey work in vacant apartments: debris removal, repairs, painting, lock rotation, and inspections.
  • Coordinating with vendors for carpet, flooring, and housekeeping needs.
  • Maintaining a neat, organized, and stocked maintenance shop.
  • Being on call for 24-hour emergency maintenance and maintaining a professional demeanor at all times.
  • Ensuring compliance with the Fair Housing Act and company policies.
  • Performing preventive maintenance on building exteriors, HVAC systems, recreational equipment, and units.
  • Conducting maintenance and repair of swimming pool equipment.
  • Painting interior and exterior surfaces, including parking lot striping, curbs, and handrails.
  • Performing additional duties as assigned by management.
Qualifications
  • HVAC or EPA certification required (Universal preferred).
  • Pool operation and maintenance experience preferred.
  • Minimum 3 years of related experience in property maintenance or a similar field.
  • Strong working knowledge of electrical, plumbing, HVAC, carpentry, and appliance repair.
  • Ability to work in an on-call capacity as part of our 24-hour maintenance commitment.
Physical Requirements
  • Ability to lift up to 75 lbs.
  • Must be able to bend, stoop, twist, and reach overhead for extended periods.
  • Ability to work in tight spaces or elevated areas safely and effectively.
