Who We Are

The Nabo Group is a property management firm focused on HOA and condominium association management, operating seven regional markets across Arizona, Colorado, the DC metro area, North Carolina, Texas, and Washington. We manage more than 350 associations and run the business on the Entrepreneurial Operating System.


What You Do

As Senior Director of Association Management, you lead the Regional Directors, Directors of Community Management, and CAMs across markets. You are the single point of accountability for regional leadership performance, for consistent adoption of Nabo’s operating standards in every market, and for the productivity and coverage of the field organization across multiple time zones.

This is a people leadership and field execution role. The Vice President of Operations sets the operating standards and owns the operational departments. You make those standards real in the markets through your team and you own the results they deliver.

Requirements:

Regional Director Leadership

  • Directly manage all Regional Directors and DCAMs across Nabo’s active markets.
  • Own Regional performance management, goal setting, quarterly conversations, and development plans.
  • Own Regional hiring, onboarding, and succession planning in partnership with the VP of Operations and Human Resources.
  • Provide leadership coverage during staff leave of absence, vacancy, or role transition.
  • Identify and develop the next tier of regional leadership talent from within the community manager population.

Field Execution & Standards Adoption

  • Drive full adoption of Nabo’s standardized SOPs, service models, and operating cadences in every market.
  • Execute company-wide initiatives set by the VP of Operations and Executive Leadership across all regions.
  • Translate operational objectives into clear, actionable plans with named owners and dates.
  • Lead market-level rollouts of operational systems, including CINC Systems, AI tools, policies, and service standards.
  • Verify adoption through audit, observation, and reporting.

Market Accountability

  • Monitor market health across all portfolios, including regional performance metrics, staffing levels, portfolio loads, and team capacity.
  • Hold teams accountable to regional performance against budget, including revenue, labor, and delivery metrics.
  • Monitor regional KPIs, including team productivity, client satisfaction, delivery timeliness, and compliance.
  • Surface capacity and staffing needs to the VP of Operations with supporting data and a recommendation.
  • Run the Regional Level 10 meeting and maintain the regional scorecard cascade in Ninety.io.

Regional Leadership Culture

  • Build and reinforce a high-performance culture within the regional leadership tier, grounded in Radical Candor, ownership, and transparency.
  • Foster a cross-market environment where Regional Directors share best practices, escalate early, and learn from one another.
  • Coordinate with Human Resources for training, onboarding, development, and performance frameworks.

Escalation & Market Support

  • Serve as the escalation point for complex client, personnel, or operational issues.
  • Travel to regional offices and communities to support launches, acquisitions, escalations, and team development.
  • Provide hands-on regional leadership support during new market entry and large-scale portfolio transitions, working alongside the Transitions department, which owns the transition process itself.
  • Participate in strategic planning sessions as a contributor on field feasibility, capacity, and rollout sequencing.

Requirements

  • Must be authorized to work in the United States.
  • Must be able to travel nationally, 20 to 25%, based on operational needs.
  • Must have the ability to lead and manage remote teams across multiple time zones.

Qualifications

  • 5+ years of operational leadership in community association management, property management, or a related field.
  • Demonstrated ability to manage large-scale, distributed teams in hybrid or remote environments.
  • Proven success driving adoption of standardized operating processes across multiple locations.
  • Expertise in association operations, service models, and vendor oversight.
  • Comfortable managing departmental KPIs and holding regional leaders accountable to performance against budget.
  • Strong interpersonal and communication skills with a high degree of emotional intelligence.
  • Experience in high-growth, acquisition-driven environments preferred.
  • Bachelor’s degree preferred.
  • CMCA required; AMS preferred.
  • Familiarity with CINC Systems, technology tools such as Zendesk, Monday.com, and Ninety.io.
