This opportunity is with a leading EPC Company of data center design / build / commissioning solutions. We are looking for an experienced CxA Agent to support a critical facility data center construction project with coordination between Engineering and Construction Teams to drive the Cx process. The CxA Agent will be responsible for managing the overall quality of data center construction projects, with a focus on installation and commissioning of key infrastructure systems in accordance with company's policies and procedures. They will coordinate the Cx Schedule with the Master Schedule and report the status of the site CxA to senior leadership and our clients. The candidate should be experienced in leading the Commissioning process and understand the MEP construction coordination of complex data center projects, communicate with contractors and vendors to obtain documentation, schedule technicians, and coordinate startup and testing of complex electrical and mechanical equipment and systems in a datacenter environment. Must have experience analyzing processes, creating process documentation, developing operational procedures, experience with Levels 1-3 commissioning and communicating effectively with both business and operations managers. For levels above L3, the CxA Agent will work with 3rd party CxA firms to help manage and oversee the commissioning process until completed. The Subject Matter expert supports the development and implementation of Mission Critical O&M initiatives, based on company's best practices.

Responsibilities:

  • Perform periodic site walk-throughs in order to ensure Company's procedures and standards are followed. This includes assisting any other support staff and contracted vendors
  • Manage and perform level 1-3 commissioning procedures for the data center project ensuring that all level 1 -3 commissioning is performed according to established practices and procedures
  • Oversee 3rd Party CxA firms for commissioning work above L3
  • Communicate the status of the operation process with senior management
  • Site acceptance and commissioning of the facility to ensure the site meets the superior and dynamic standards of Company Standards
  • Manage the establishment of performance benchmarks, conduct analyses and prepare reports on all aspects of the critical facility operations and maintenance
  • Participate in daily commissioning activity meetings which services include: Equipment pre-start-up and start-up procedures; Development of standard operating procedures (SOP's) and Methods of Procedures (MOPs); Comprehensive Commissioning documentation
  • Prepare commissioning test procedures and reports; Develop and maintain commissioning logs, equipment checklist, and other tools to track commissioning projects; Write comprehensive reports which include the following sections: recommendations for optimizing building operations, functional checklists, list of deficiencies, equipment operation and maintenance manuals
  • Review design criteria, specifications, drawings, equipment submittals, and other documentation pertinent to commissioning
  • Integrated system testing; Load Bank Testing; Compilation of all testing procedure results
  • Develop and administer functional tests for various building MEP systems, such as: fire alarm and control systems, HVAC, Chillers and CRAC units
  • System Assembly; Commission plan preparation ; Follow company QC process and procedures
  • Help lead and manage any external resources; Schedule and direct periodic commissioning meetings; Attend construction and coordination meetings if required for the project ; Work with business leaders to coordinate projects, manage capacity and optimize plant safety, performance, reliability and efficiency
  • Interface with clients, contractors, equipment vendors and owners agents as needed; Execute project assignments; Interface with project contractors, vendors, and testing technicians; Interact with all facets of the company: engineering, design, etc.
  • Verify results of test reports; Assist with field troubleshooting of commissioned equipment as needed; Field experience in the operation and application of Power Quality Analyzers, Power Disturbance Analyzers, Data loggers, and related system testing equipment
  • Conduct critical facilities Operations and Maintenance (O&M) program analysis and reporting
  • Coordinate with Design/Construction Team
  • Assess, recommend and implement industry best practices into new and existing Critical Environment Programs
  • Develop process documentation and training materials

Qualifications:

  • 4-10+ years experience with Mechanical / HVAC Systems
  • Bachelor's / Associates Degree as a Mechanical Engineer or relevant experience including Military a plus
  • Experience commissioning enterprise data centers, colos, and hyperscale companies
  • Data Center Project experience on projects 5 MW or larger a plus
  • 3-5 years of Quality Assurance / Quality Controls, Commissioning, MEP Coordination, or other relevant experience
  • Previous experience working with a GC or 3rd Party CxA Company a huge plus
  • A/E experience working in complex facilities or mission critical projects a big plus
  • Certifications as a Cx Professional (BCxP, CxA, CCP, etc.)a plus
  • Mechanical / HVAC Certificates or licenses a plus
  • P.E or EIT a plus
  • Mechanical equipment testing experience in a Critical Facilities / Data Center Facility environment
  • Experience with ASHRAE / ASHRAE T.C. 9.9 procedures and protocols a plus
  • Possess basic knowledge of HVAC / Mechanical Systems design for HVAC equipment in a data center environment
  • Previous experience conducting Level 1-5 Commissioning
  • Experience with BIM 360 / ACC, CxAlloy, end user ACMS as necessary
  • Proficient in the Microsoft Office (Word, Excel, Project, Outlook, Teams etc.)
  • Excellent communication skills, both written and verbal (this role requires heavy amount of writing, documentation, and client interaction)
  • Superior analytical, planning and problem resolution skills
  • Highly organized with proved project management abilities; self motivated
  • Strong organizational skills and detail oriented
  • Strong customer service skills
  • Previous experience in the Military / Military veterans in all branches that have experience with Electrical / Mechanical is a huge plus (Navy nukes- EMN, ETN, MMNs, Seabees, Army - Power Generation, Air Force – Power Production, Generator Techs, Maritime, Coast Guard, Army National Guard, etc.)
  • Open to travel M-F / home on weekends / limited travel if located near a project
