What is a commission only job?

Commission only jobs are positions where employees or contractors are paid solely based on the sales or deals they close, rather than receiving a regular salary or hourly wage. In these roles, your earnings depend entirely on your performance and ability to generate revenue for the company. This pay structure can offer high earning potential for motivated individuals, but also involves financial risk since there is no guaranteed income. Commission only jobs are common in industries like real estate, insurance, and sales. It's important to understand the compensation structure and evaluate your risk tolerance before accepting a commission only position.

What skills and qualifications are needed to thrive in a commission-only sales role?

To succeed in a commission-only sales position, you need a solid grasp of sales techniques, product knowledge, and goal-setting, often demonstrated through prior sales experience or relevant training. Familiarity with customer relationship management (CRM) systems, sales analytics tools, and sometimes industry-specific certifications can be vital. Standout professionals possess resilience, self-motivation, persuasive communication, and the ability to quickly build rapport with clients. These skills are crucial because commission-only roles require individuals to consistently generate results and income without a guaranteed base salary, relying entirely on their performance.

What are common challenges in a commission-only sales role, and how can I prepare for them?

One of the main challenges in a commission-only sales position is the variability of income, since your earnings depend entirely on your sales performance. This can create pressure to consistently generate leads and close deals, requiring strong self-motivation and resilience. Additionally, you may need to manage your schedule and pipeline independently, as many commission-only roles offer a high level of autonomy. To prepare, develop strong time-management skills, build a reliable prospecting strategy, and create a financial plan to manage periods of lower income. Networking with peers and seeking mentorship can also provide valuable support and insights.

What is the difference between Commission Only vs Sales Associate?

Sales Counselor (New Home Sales) - Greater Houston | Commission Only

McKinley Homes

Houston, TX • On-site

Full-time

Re-posted 26 days ago

Job description

McKinley Homes Texas is a fast-growing homebuilder delivering thoughtfully planned communities across the Houston market. We pair quality construction with an exceptional customer experience—before, during, and after the sale.

As a Sales Counselor for McKinley Homes TX, LLC, you’ll be the bridge between dreams and reality, guiding clients toward homes designed with quality, innovation, and care. With a steady supply of inventory homes and explosive growth on the horizon, this is your chance to grow with us—backed by uncapped earning potential, cutting-edge tools, and a culture that rewards efficiency and integrity.

Responsibilities
Lead homebuyers through the new home sales process and stay engaged with prospects through personalized, timely communication. Build trust and foster relationships with the Realtor community, and consistently generate new prospects through networking, referrals, and effective follow-up.

Blend modern marketing tools (CRM, social media) with strong listening skills to gather feedback, solve problems, and address objections—driving sales while ensuring a positive, seamless homebuying experience. Conduct engaging tours for prospects, showcasing the community, available lots, and inventory homes, and actively participate in local events and sales organizations to promote both the community and McKinley Homes.

Provide and monitor competitor information consistently, including pricing, current incentives, and sales pace. Ensure model homes, sales offices, and completed inventory homes are well-maintained, organized, and welcoming, presenting a professional and inviting atmosphere for all visitors.

Collaborate and communicate with internal team members to ensure smooth coordination and information flow throughout the sales and construction processes. Coordinate walkthroughs and closings with the homebuyer and internal team members to keep all parties informed and aligned. Complete paperwork and follow the McKinley Homes sales process consistently and accurately.

Requirements
Minimum 1–2 years of sales experience with strong closing and negotiation skills; familiarity with mortgage financing is preferred. Outstanding character and integrity, paired with ambition and a drive to succeed.

Exceptional communication skills in person, via email, and in virtual settings (Zoom or Microsoft Teams). New home sales experience is preferred.

A valid driver’s license and a clean, four-door vehicle to drive customers from sales offices to homesites. Proficiency with Microsoft Office (Excel, Teams, Word, Outlook) and Adobe Acrobat is required; experience in digital marketing and CRM systems will be strongly considered.

Superior organizational skills, strong attention to detail, and the ability to learn quickly. A genuine desire and mindset to help people find their dream home.
