What is a commission loan officer?

A Commission Loan Officer is a mortgage professional who helps clients secure home or business loans and earns income solely through commissions. Their pay is based on the number and size of loans they close, rather than a fixed salary. They work with lenders to find suitable loan products, guide borrowers through the application process, and ensure compliance with financial regulations. Success in this role depends on strong sales skills, market knowledge, and the ability to build relationships with clients and industry partners.

What does a commission loan officer do?

A typical day for a Commission Loan Officer involves reaching out to potential borrowers, conducting loan consultations, processing applications, and following up with clients and lending partners. You'll spend a significant amount of time building relationships through phone calls, emails, and face-to-face meetings to generate new business and maintain your pipeline. Collaboration with underwriters, processors, and real estate professionals is common to ensure loans move smoothly through each stage. The role is fast-paced and goal-oriented, offering a dynamic work environment where strong organizational and communication skills are essential. Success is often measured by the volume and quality of loans closed, driving your earning potential.

What skills and qualifications are needed to be a commission loan officer?

A Commission Loan Officer needs strong sales abilities, a solid understanding of lending products, and typically a background in finance or a related field. Familiarity with loan origination software (LOS), CRM systems, and, in some regions, obtaining an NMLS license are key technical requirements. Excellent interpersonal skills, resilience, and persuasive communication help them build lasting client relationships and excel in a competitive environment. These skills are crucial for successfully sourcing leads, guiding clients through the loan process, and meeting or exceeding sales targets.

How much do commission loan officers make?

Commission loan officers typically earn a base salary plus commissions based on the loans they close. Their total income can vary widely, often ranging from $50,000 to over $150,000 annually, depending on experience, sales skills, and the volume of loans processed. High performers with strong client networks can earn significantly more through commissions and bonuses.

Job description

Mortgage Loan Officer
Oaktree Direct (Oaktree Funding)
Chandler, AZ - In Office
The Opportunity
Oaktree Direct is hiring Loan Officers who want real opportunity, consistent deal flow, and a clear path to higher earnings.
We currently have more purchase opportunities and Realtor relationships than we have Loan Officers to handle them. This role is built for professionals who can step into a production environment and convert opportunity into closings.
If you're tired of feast-or-famine pipelines and want a place where you can focus on closing deals instead of constantly chasing business, this role is worth a conversation.
What makes this different is the model:
Income now: Company opportunities and Realtor partnerships to help you fund deals immediately.
Wealth later: The ability to build your own Realtor and LO network that can create long-term residual income.
Most LO roles offer one or the other. This role is designed to provide both.
Compensation
Ramp Structure:
$40,000 base
50 bps per funded loan ($4,500 max per file)
Growth Path (typically after ~6 months):
~150 bps per loan
No base
Full production upside
Built pipeline to support higher income
Most LOs transition once their pipeline becomes strong and consistent.
What You'll Work With
  • Company provided purchase opportunities
  • Assigned Realtor relationships
  • Agent outreach opportunities
  • Personal production
  • Strong operational support
  • Ability to build long-term referral and recruiting relationships

Additional Income Opportunity
In addition to loan commissions, Loan Officers have the ability to build long-term residual income by developing Realtor and Loan Officer relationships within Oaktree's platform.
This allows strong producers to create leverage beyond their personal production over time.
What We're Looking For
  • Licensed Mortgage Loan Officer
  • Strong conversion skills
  • Comfortable handling volume
  • Relationship builder mentality
  • Organized and production driven
  • Wants to grow income through execution
  • Interested in long-term income growth, not just per-deal commissions

Why This Role Exists
We are building a team of Loan Officers who want to produce, not just prospect. This is a strong fit for LOs who know they could close more loans if they simply had more opportunity in front of them.
This is a production role for closers who also think long-term about building their business.
Location
Chandler, AZ (in office)
Next Step
If you believe you could produce more in the right environment, let's talk.
