Job description

Reporting to a Director of Property Management, the Property Manager will manage the daily activities of a portfolio of commercial assets, which may include flex, retail, and medical properties. The objective is to optimize asset value, develop and maintain tenant and owner relationships, and increase revenue.

Job-Type: Full-time, exempt

Hours: Monday-Friday 8 AM- 5 PM

Primary ResponsibilitiesProperty Operations
  • Responsible for the day-to-day operations of your assigned portfolio to ensure that all site operations comply with the established policies and procedures, the management agreement, and are consistent with Thomas Park's overall objectives.
  • Conduct formal site inspections in compliance with established standard operating policies and procedures.
  • Create and maintain site-specific documentation, including property and tenant information, site operating manuals, and emergency operations manuals.
  • Obtain proposals, award contracts, and manage third-party vendors and contractors.
  • Oversee building engineers and maintenance personnel.
  • Ensure regulatory compliance and effective management of risk and liability. May be responsible for collecting tenant certificates of insurance and maintaining compliance.
  • Other duties as assigned.
Financial and Lease Management
  • Prepare annual budget, monthly financial variance reports, operations analysis, and leasing activity reports.
  • Manage receivables to ensure timely rent collection.
  • Oversee the completion of CAM reconciliations and ensure a smooth recovery process.
  • Process and approve invoices, assuring accuracy and consistency with company policies.
  • Understand Tenant Lease obligations and ensure compliance.
  • Work closely with Lease Administration and the Accounting team regularly.
  • Other duties as assigned.
Owner and Tenant Relations
  • Cultivate and maintain positive, open relationships with Owners, Tenants, and Vendors at all times, ensuring their service needs align with leases and management agreements.
  • Coordinate Tenant move-ins and move-outs, following detailed procedures.
  • Uphold Thomas Park's brand and ensure a positive customer experience, addressing Tenant satisfaction, building operations, lease, and management concerns.
  • Other duties as assigned.
About You

5+ years of commercial building management experience required.

Proficient in financial accounting, financial reporting, and budgeting.

Skilled in MS Office.

Experience working in Yardi Voyager and automated A/P systems.

Possesses excellent organizational abilities and time management skills.

Possess a strong customer service and tenant relations aptitude.

Communicate effectively through written reports, analysis, and oral presentations.

Ability to respond to othersโ€™ needs in a timely and courteous manner.
