The Project Manager, under direct supervision of the Plumbing Operations Manager, is responsible for managing all phases of commercial plumbing projects from planning to execution to close-out. This position requires very strong planning, management, and communication abilities. Responsible for all deliverables of the project.

Requirements

Project Management

  • Responsible for ensuring standardization by following processes and holding accountability in the initiation, planning, execution, and closeout phases
  • Facilitates team communication, ensuring consistency and accountability
  • Gives feedback to the estimating team on project(s) under construction
  • Knows our customers, specifically, what is required, what is the customer's desired result, and where our customers work, and what type of work they do
  • Oversees technical functions on projects, including electrical verification and confirmation, steel layout and coordination, wall, roof, and floor layout and coordination, material and equipment take-off, lead/release tracking, and punch of the job through the project
  • Minimizes warranty exposure and callbacks
  • Improving, growing, and leading subcontractor, vendor, and employee relations by centering on inclusion and retention
  • Enters and updates project information in project management software, including job status reports, projections, change order requests, submittals, cost tracking, and RFI's
  • Creates, monitors, tweaks, and improves internal systems, and makes decisions for effectiveness and efficiency
  • Ensures that all project team members are well informed by updating them on all critical communications, including continuous improvement through processes
  • Demonstrates efficiency in a well-run meeting, including the ability to clearly communicate and navigate agendas and participation
  • Works with the field team to create the job site safety plan
  • Reviews the turnover package in detail to identify inefficiencies in the estimate, proposal, and contract documents, and sets the project budget
  • Prioritizes, reviews, and expedites submittals initiated by the Preconstruction team
  • Reviews and understands the general contractor's scope of work
  • Develops project business plan and manages the construction to identify and implement all contract deliverables, quality testing, reporting requirements, and labor procurement
  • Develops the project business plan to maximize fees, minimize waste, strategize buyouts, establish contingencies, and determine schedule improvements
  • Develops a project phasing plan, equipment utilization plan, and a site logistics plan with the field and project teams
  • Works with the preconstruction team to transition the project from estimating to project management
  • Works with preconstruction and the field team to identify and implement all contract deliverables, quality testing, and reporting requirements
  • Plans and coordinates the preconstruction meetings with the field and project team
  • Manages buyouts and the purchasing of all equipment and materials from vendors
  • Reviews and estimates project contract changes, including drawing revisions, and ASI's to coordinate with delivery requirements
  • Develops and administers subcontractor and purchase orders, including change orders for work outside of scope
  • Coordinates, reviews, and approves all material and equipment according to schedule requirements
  • Schedules the delivery of materials and equipment to the job site, identifies long lead times, and plans for
  • Updates quantity updating and works with the field to maintain labor forecasts
  • Facilitates subcontractor startup meetings
  • Monitors, controls, and produces project costs to meet estimates and budget
  • Produces accurate pay applications and manages through communication and collections
  • Oversees electrical confirmation, steel, sleeve, and block out coordination, and roof type, slope, and thickness
  • Issues and administers subcontracts and payments for multiple trades
  • Checks all shop drawings and submittals to ensure compliance with the contract, and identifies field install items
  • Participates and leads all relevant project meetings
  • Monitors the productivity for all trades on the project
  • Resolves scheduling issues that result from inclement weather, emergencies, or other delays
  • Controls inventory to include warranty returns and special part orders
  • Prepares payment requests
  • Performs site visits to monitor budget, job progress, quality control, quality assurance, safety practices, and continuity between company installers and general contractors
  • Meets with city and state agencies to review the project and inspections
  • Negotiates and executes written task agreements with subcontractors and manages the percentage of completion and pay application approval
  • Authorizes all "other direct costs" (crane, life, etc.), including rental
  • Works with the general contractor to obtain job permits and coordinates inspections
  • Oversees job commissioning, scheduling of required personnel (included in site visits)
  • Serves as the main point of contact for the engineer and the architect
  • Manages job close-out documentation, including closeout documents, final job report, and final accounting
  • Procurement of all close-out documents before job completion
  • May mentor and train assistant project managers or interns

  • 5+ years of experience in the commercial plumbing industry
  • Understanding of project management
  • Experience with driving financial results
  • Willingness to travel
  • PMP preferred
  • Valid driver's license and clean driving record
