What is commercial pool maintenance?

Commercial pool maintenance refers to the regular care and servicing of pools used by businesses or public facilities, such as hotels, fitness centers, and apartment complexes. This includes tasks like cleaning, water testing, chemical balancing, equipment inspection, and repairs to ensure the pool is safe, clean, and compliant with health regulations. Proper maintenance helps prevent costly damage, ensures a pleasant swimming experience, and reduces health risks.

What are the key skills and qualifications needed to thrive as a Commercial Pool Maintenance Technician, and why are they important?

To thrive as a Commercial Pool Maintenance Technician, you need a solid understanding of water chemistry, pool equipment operation, and relevant health and safety regulations, often supported by a high school diploma and on-the-job training or certification like CPO (Certified Pool Operator). Familiarity with testing kits, pool filtration systems, and automated chemical feeders is essential for efficient maintenance. Strong attention to detail, time management, and customer service skills help technicians ensure client satisfaction and prevent costly issues. These skills are crucial for maintaining safe, clean, and compliant pool facilities in commercial environments.

What is the difference between Commercial Pool Maintenance vs Pool Service Technician?

AspectCommercial Pool MaintenancePool Service Technician
CertificationsCPM, CPO, or equivalentCPR, CPO, or equivalent
Work EnvironmentPublic pools, hotels, resorts, and large facilitiesResidential pools, small commercial pools
Employer & Industry UsageCommercial property management, hospitality industryResidential homeowners, small commercial clients

Commercial Pool Maintenance and Pool Service Technician roles both involve pool cleaning, chemical balancing, and equipment maintenance. However, Commercial Pool Maintenance typically focuses on large-scale, public, or commercial pools requiring specialized certifications and working in larger facilities. Pool Service Technicians often work on residential pools or small commercial pools, with a focus on routine maintenance and repairs. Understanding these differences helps clients choose the right professional for their pool needs.

What are some common challenges faced in commercial pool maintenance and how can they be managed?

Commercial pool maintenance professionals often face challenges such as maintaining water quality with high bather loads, troubleshooting complex filtration systems, and adhering to strict health and safety regulations. Effective management involves regular water testing, proactive equipment inspections, and prompt resolution of chemical imbalances or mechanical issues. Collaboration with facility managers and adherence to a scheduled maintenance plan are key to ensuring the pool remains safe, clean, and operational for guests.

Job description

Description

Job Type: Full-time Location: St. Augustine, FL (St. Johns County / 32092)

Role Overview: First Coast CMS is looking for a hands-on, experienced Pool & Facility Maintenance Technician. This is not a desk job. It requires serious hustle, technical knowledge, and the grit to work outside in the elements. Your primary focus will be daily commercial pool operations and comprehensive facility maintenance. We expect you to ensure our pools are perfectly balanced and compliant, our grounds are safe, and the facilities are fully operational. We need a professional who knows their way around a pump room and doesn't need to be micromanaged.

Working Conditions & Physical Demands:

  • The Environment: You will be working outside in varying weather conditions, including intense sun and humidity. You must be completely comfortable performing heavy physical labor in the Florida heat.
  • Physical Requirements: You will be on your feet, walking long distances around the facilities, bending, and moving heavy equipment all day. You must be able to safely lift 75 pounds.
  • Independence & Mobility: You will travel between different amenity locations within the community. You are expected to be a self-starter who manages time efficiently and knocks out work orders independently.
  • The Schedule: Facilities operate seven days a week. Flexible availability, including weekends or on-call support, is absolutely required for this role, as well as major summer holidays (Memorial Day, 4th of July, Labor Day).

Core Responsibilities:

  • Pool Operations & Equipment: Execute daily commercial pool maintenance. Test water, balance chemicals, clean the pools, and inspect pumps, filters, heaters, and related systems. Handle seasonal openings, closings, and routine inspections to ensure safe operations.
  • Facility Maintenance: Handle routine maintenance and minor repairs across the property, including basic plumbing, electrical, and carpentry tasks.
  • Compliance & Cleanliness: Ensure all pool areas strictly meet Florida Department of Health regulations. Maintain clean pool decks, furniture, and storage areas. Pitch in to assist with general facility cleanup when necessary.
  • Work Orders & Vendors: Respond to maintenance requests and close out work orders efficiently using a mobile device. Coordinate with external vendors when specialized repairs are required.
  • Event Setup: Handle the heavy lifting to prep, set up, and tear down for large community events, while maintaining a professional demeanor with residents.

What You Bring to the Table:

  • Technical Problem Solving: You know your way around power tools, pool chemicals, and facility repairs. If a pump sounds off or something is broken, you know how to assess and fix it.
  • Self-Starter Mentality: You don't wait to be told what to do. You see a problem, take ownership, and handle it.
  • Professional Grit: You get the job done right, take pride in your work, and maintain a clean, professional appearance consistent with the hospitality industry.

Requirements

Requirements:

  • Active CPO Certification: You must currently hold a valid Florida Certified Pool Operator (CPO) certification.
  • Commercial Pool Experience: You must have at least 2 years of hands-on experience working on commercial or large facility pools, with deep knowledge of pool chemicals, testing procedures, and equipment maintenance.
  • General Maintenance Experience: You must have a minimum of 2 to 5 years of proven experience in general property, facility, or grounds maintenance.
  • Regulatory Knowledge: Familiarity with Florida Department of Health pool regulations and safety standards.
  • Physical Capability: Must be able to work outdoors in the Florida heat and safely lift 75 lbs.
  • Transportation: Valid driver's license and reliable transportation to drive between our locations (occasional travel required).
  • Background Check: All offers of employment are strictly contingent upon the successful completion of a comprehensive background check.
  • Work Authorization & Age: You must be at least 18 years old and legally authorized to work in the United States (we do not offer visa sponsorship).

The Perks & Benefits: First Coast CMS is a fast-growing, family-owned company. For this full-time role, we offer a comprehensive benefits package:

  • Health, Vision, and Dental Insurance
  • Paid Time Off (Vacation)
  • Disability and Accident Coverage
  • Life Insurance
