Overview
The Title Manager position will be responsible for working with multiple project managers in overseeing project title teams, for projects across the US. This person should have a good working knowledge of the various document tracking systems of public real estate records and must possess competent knowledge and skills in land descriptions, terminology, easements, and a variety of conveyance documents. This role will be expected to prepare resource estimates as needed for upcoming and current opportunities as well as manage both onsite and remote project teams.
The Title Manager should recognize issues of title that may need to be resolved and be responsible for managing to TRC's title procedures and reporting expectations, direct title projects and crews in a fast-paced, results-oriented environment. This person should be highly motivated with the ability to work without supervision, or as part of a productive team, often requiring travel to project sites as required. Other factors such as education, other work experiences and licenses or accreditations may be considered in determining the qualification being met.
Responsibilities
  • Communicates directly with the Client Representative and the Director, Field Services to report Land progress outlining problems with possible resolution to pertinent issues impeding project completion.
  • Create and manage project budgets, manage to budgets, reforecast monthly.
  • Responsible for managing and overseeing portfolio of projects.
  • Utilize TRC and client technology to effectively manage projects.
  • Responsible for consistent messaging to all stakeholders across projects.
  • Responsible for risk assessment, mitigation, and corrective action plans.
  • Responsible for the overall project Land activities. Identifies negative trends, problem issues and implements resolution to reduce or eliminate adverse impacts on overall performance. Performs regular risk analysis.
  • Reviews Land requirements and develops a written Execution Plan for the implementation of the activities needed to meet those requirements.
  • Assure that all Land personnel are orientated when assigned to the project; this may include planning, schedules, polices, guidelines, procedures, safety, emergency response, and quality assurance.
  • Assigns tasks to each Land personnel and explains the requirements for documentation of those tasks. Provides document, record, and report forms and explains the proper completion, distribution, and timing for submittal of forms.
  • Monitors personnel's performance of activities, completion of documentation, personal conduct, and work ethics to identify trends. Evaluates these actions and provides guidance, coaching, motivation, or discipline as necessary to reinforce their role on the project.
  • Approves all Land personnel time and expenses.
  • Monitors the overall Land tasks for compliance to project requirements. Identifies changes in work scope, variance in schedule or budgeted costs.
  • Implements and documents the necessary actions to incorporate work changes and if possible, maintain progress schedules and budgeted costs.
  • Provide guidance and supervision to all project land staff ensuring project commitments and goals are met, to include survey, title, acquisition, document and administrative staff, non-environmental permitting, and construction support.
  • Report progress to client in the form of daily, weekly, and monthly status reports.
  • Release assigned personnel as they complete their duties and responsibilities.
  • Complete a Personnel Performance Evaluation form on all Land personnel upon completion of their assignment.
  • Perform complex negotiations and other job responsibilities as assigned.

Qualifications
  • Bachelor's degree in Real Estate, Business, Management, or a related field.
  • 5- 7 years related experience is required with a minimum of 3-5 years as manager.
  • Previous experience managing title on a linear project required.
  • Previous Title Manager work experience is preferred.
  • Exceptional database, spreadsheet, and document generation experience
  • Major project experience in a multistate or multi-segment environment preferred
  • Mineral/sub-surface title experience required
  • Surface title experience required
  • Strong preference given to candidates with experience responding to RFPs and writing proposals for title work
  • Experience managing both project based and remote teams
  • Experience overseeing and reviewing title necessary for condemnation and working with legal teams to address any curative needs.
  • Must be able to plot out legal descriptions and understand metes and bounds, boundary legal descriptions and section, township, and range descriptions
  • Develop, train, and mentor title teams in all phases of a project
  • Possess intermediate or better skills in Microsoft Office and Land Management systems, such as GEOAmps, Flairdoc, CLSLiNK, Integra Link, etc.
  • Strong understanding of project timelines, managing title timelines and workloads
  • Understand marketable title requirements per state
  • Experience with online sites for deed and index searches.
  • Be creative in approach to assignments to achieve greater efficiency of title searches while maintaining the integrity of the title search
  • Ability to Conduct title trainings, which include client requirements, project scope, title standards for respective state
  • Experience in planning manpower resource estimates for project title needs
  • Ability to demonstrate initiative and assertiveness, the ability to plan and manage work in an efficient manner, and the ability to work well under stress and time pressures
  • Experience overseeing and reviewing title necessary for condemnation and working with legal team to address any needs
  • Must be able to identify any title deficiencies and know how to make the appropriate curative actions
  • Must possess competent knowledge and skills in land descriptions and terminology, easements, and a variety of conveyance documents
  • Practical experience in the application, modification and adaptation of standards, techniques
  • High degree of proficiency in computer software application, including Excel spreadsheet and MS Word.
  • Travel expected up to 75% of the time, based on project needs.

Physical, Environmental, and Mental Requirements

Compensation: In accordance with local law, the below salary range is applicable for the job and location associated with this requisition. Compensation will vary based upon experience, education, skill level, geographical location, and other compensable factors.
Other Compensation: Employee may be eligible for participation in the Company's annual Discretionary Bonus Program which is contingent on Company, Business Segment, and Individual performance against Key Performance Indicators which vary by year and employee.
