About the Role

Emerge Living is seeking a strategic, results-driven Director of Client Services to lead our business development efforts, drive growth in our third‑party management platform, and expand our presence across key U.S. markets. This senior leader will identify, pursue, and secure new client relationships with institutional investors, private equity firms, developers, and family offices. The ideal candidate will have a proven track record of sourcing new business and building deep client relationships.

The Director of Client Services will report directly to executive leadership and work cross‑functionally with Operations, Marketing, and Transition teams to ensure the seamless onboarding of new assignments and deliver outstanding client experience.

What You BringRequired
  • Bachelor’s degree.
  • Minimum of 3-5 years of progressive experience in business development or client services within real estate or professional services.
  • Demonstrated success selling property management or consulting services to institutional, middle‑market, and smaller real estate owners.
  • Experience managing complex sales cycles with C‑level decision‑makers and diverse stakeholder groups.
  • Deep network within real estate investment, development, and capital markets communities (especially in the Sunbelt, Texas, and Southwest markets).
  • Strong financial and market analysis skills, including comfort with underwriting multifamily assets.
  • Exceptional communication, presentation, and proposal writing skills.
  • Proficiency with CRM platforms and a data‑driven sales mindset.
Preferred
  • Experience at national property management, real estate investment, or professional services firm.
  • Prior work with REITs, private equity‑backed real estate platforms, or institutional owners/operators.
  • Involvement in industry groups such as NMHC, ULI, IREM, BOMA, or NAIOP.
What You’ll Do

Design and execute a business development strategy aligned with Emerge Living’s goals for revenue and geographic expansion.

  • Build and maintain a robust pipeline of third‑party property management opportunities.
  • Cultivate high‑impact relationships with institutional owners, developers, and capital partners.
  • Act as the primary point of contact for prospective clients from initial engagement through signed agreement and transition.
  • Lead the end‑to‑end sales process: prospecting, qualifying, pitch strategy, proposal development, and contract negotiation.
  • Oversee responses to RFPs, prepare custom proposals and presentations, and quarterback cross‑functional pursuit teams.
  • Identify and leverage brokers, lenders, attorneys, and investment managers to generate leads.
  • Conduct and direct in‑depth property underwriting, submarket analysis, competitive rent surveys, and supply‑demand evaluations.
  • Stay current on economic and real estate trends that inform client strategy and Emerge Living's service positioning.
  • Work closely with internal teams to ensure smooth client onboarding and transition into Operations.
  • Collaborate with Marketing to refine pitch materials and elevate brand presence in the institutional marketplace.
  • Lead, mentor, and develop business development support team members as growth warrants.
  • Represent Emerge Living at industry events, conferences, and networking forums.
