Job description

The Project Manager leads the planning, budgeting, scheduling, and administrative management of construction projects from pre-construction through close-out. This role ensures seamless communication across all project stakeholders, maintains accurate documentation, and drives projects to successful completion while meeting quality, budget, and schedule expectations.
Project Leadership & Communication
  • Serve as the central communication hub for internal and external project team members.
  • Coordinate and lead project meetings, including preparation of agendas, documentation, and meeting minutes.
  • Maintain clear, timely, and professional communication throughout all project phases.
Budget & Financial Management
  • Develop, manage, and monitor project budgets to ensure alignment with client expectations and company profitability.
  • Collaborate with team members to resolve budget variances or scope issues.
  • Oversee project accounting, including invoicing, subcontractor/supplier payments, and financial reporting.
  • Maintain and track project profitability through completion.
Pre-Construction & Procurement
  • Prepare front-end project specifications and ensure all bid documents are project-specific and complete.
  • Lead subcontractor bidding, qualification, and selection processes.
  • Negotiate scope, pricing, and contract terms with subcontractors and suppliers.
  • Coordinate issuance of all construction contract documents, including Divisions 0 and 1, subcontracts, and purchase orders.
Project Execution & Controls
  • Develop and manage project schedules, including deliverables, submittals, RFIs, construction bulletins, and other project documentation.
  • Collaborate with the Field Project Manager to maintain and update the construction schedule.
  • Ensure compliance with risk management requirements, including insurance, bonding, and safety protocols.
  • Manage project documentation, workflow, and reporting to maintain project momentum and accountability.
Close-Out & Client Relations
  • Lead project close-out activities, ensuring timely completion of punch lists, documentation, and financial reconciliation.
  • Analyze project performance and profitability upon completion.
  • Support the project leader in achieving high client satisfaction and securing letters of recommendation.
  • May manage multiple projects concurrently.

Requirements
  • Bachelor's degree in Engineering, Construction Management, Architecture, or equivalent experience.
  • 3-5 years of project management experience in construction, engineering, or architecture, with exposure to projects ranging from $1M to $8M.
  • Strong understanding of construction methods, materials, systems, and industry standards.
  • Familiarity with design, construction, and project delivery processes.
  • Excellent written and verbal communication skills.
  • Strong organizational and time-management abilities.
  • Proficiency with word processing, spreadsheets, file-sharing platforms, and general business software.

Physical & Additional Requirements
  • Ability to work extended hours and travel overnight as needed.
  • Valid driver's license and insurability under company policies.
  • No record of fraud, theft, or unethical business practices.
  • Ability to safely navigate construction sites, including adequate vision, mobility, and hearing.
