Job description

Position Title: Commercial Clearance Officer
The Commercial Clearance Officer plays a crucial role in ensuring the seamless preparation of files for settlement. Join a growing commercial title company specializing in complex real estate transactions across the country. This fully remote opportunity offers the chance to work with sophisticated commercial deals while collaborating with an experienced team that values professionalism, teamwork and exceptional client service.
This position involves close collaboration with file openers, closers, lenders, insurance underwriters, and real estate agents. The officer's diligence in fact-checking and attention to detail are essential in preventing delays. The ideal candidate will thrive in a fast-paced environment, managing multiple files while providing outstanding customer service.
Salary Range: $85,000-$120,000+ / Year DOE
Responsibilities:
  • Serve as the primary point of contact for developers, real estate investors, attorneys, and bankers
  • Prepare pro formas and settlement statements according to lender closing instructions
  • Conduct closings and provide support before and during settlement
  • Review clearance documents to ensure compliance with underwriter requirements
  • Utilize expertise to resolve title commitment requirements beyond the clearance team's authority
  • Maintain the GreenFolders system to ensure milestones are met in accordance with company policy
  • Finalize TitleExpress and GreenFolders for settlement preparation and deliver complete closing packages to closers
  • Prepare files for disbursement by the funding department
  • Address client requests and inquiries in a timely manner
  • Seek referral business to expand the client base
  • Provide coverage for team members as necessary

Requirements:
  • Minimum of 5+ years as a commercial clearance officer for a title firm
  • High school diploma is required; bachelor's degree is preferred
  • 2-5 years of title industry experience, ideally with New York transactions, though New Jersey, Pennsylvania, or Florida experience may be considered
  • Experience with multiple layers of trust and estate documents
  • Familiarity with LLC and bankruptcy clearance documents
  • Capacity to manage 60-70 files simultaneously
  • Soft Pro experience is preferred
